Description

Responsibilities

• Responsible for assisting in the organization and management of assigned development and construction operations, primarily including high-end luxury commercial projects as required, as well as horizontal development work including roads and project infrastructure.
• Responsible for assigned project(s) estimating, bidding, buyout, budget management, cost control and per-project profit & losses – integrating development assumptions with finance team.
• Initiate, maintain, and manage communications between contractors and internal departments during the Development process.
• Accumulate bids and proposals for Development via RFP process. Review and level proposals in preparation for VP of Development presentation.
• Once awarded, initiate and run to ground contract process.
• Manage the design and construction team on a per project basis and as assigned, to include the Subcontractor base, field Superintendents and other project members.
• Establish and maintain project budgets, schedules, and updates
• Regularly use construction management software to manage projects, including Budgets, Change Events and Change Orders, Meetings, RFI's, Submittals, Observations and Inspections, Reporting, Punch List and other tools.
• Prepare, communicate, and direct weekly meetings with project stakeholders including: OAC, Meetings, Executive reporting, Design coordination.
• Monthly PM reviews and all other required project coordination meetings.
• Track project milestone schedules and delivery dates for all assigned projects. Communicate and document with project stakeholders regarding project delays.
• Meet with, maintain relationship's with, and hold accountable all project entities.

Qualifications

Skills and Qualifications

• Bachelor’s Degree in Construction, Civil Engineering, or a similar field 
• Minimum 2 years of development experience for luxury, high end, real estate developments
• Minimum 2 years of cost and schedule management experience
• Strong computer skills and competency with Microsoft Office
• Excellent written and verbal communication skills
• Ability to solve basic problems and/or know when it is necessary to get leadership to assist in problem solving

• Ability to read, write, speak, and understand English; additional languages preferred.
• Ability to meet the physical demands of the position including, but not limited to, working indoors and outdoors in all weather conditions, standing, walking, and moving for periods of greater than eight (8) hours, and lifting and carrying items sometimes greater than fifty (50) pounds.
