The Pivotal Companies is Hiring a Regional Property Manager Near Seattle, WA

Overview:
We are seeking a highly motivated and experienced professional to join our team as a Regional Property Manager. The successful candidate will play a pivotal role in overseeing and managing the day-to-day operations of multiple properties within a designated region. The Regional Property Manager will be responsible for optimizing property performance, ensuring tenant satisfaction, and driving overall operational excellence.

Responsibilities

1*. Portfolio Management:*

  • Oversee a portfolio of properties, ensuring they meet or exceed established performance goals.
  • Develop and implement strategic plans to enhance the value and profitability of each property.
  • Conduct regular property inspections to assess condition and compliance with company standards.

2. Financial Management:

  • Develop and manage property budgets, ensuring fiscal responsibility and adherence to financial goals.
  • Monitor and analyze financial reports, identifying areas for improvement and implementing corrective actions.
  • Collaborate with accounting teams to ensure accurate and timely financial reporting.

3. Tenant Relations:

  • Foster positive relationships with tenants, addressing concerns and ensuring high levels of tenant satisfaction.
  • Oversee the leasing process, including marketing, tenant screenings, and lease negotiations.
  • Implement initiatives to enhance the resident experience and retention rates.

4. Team Leadership:

  • Provide leadership and guidance to on-site property management teams.
  • Recruit, train, and mentor property management staff, promoting a culture of excellence.
  • Conduct regular performance evaluations and implement professional development plans.

5. Legal and Regulatory Compliance:

  • Stay abreast of industry regulations and ensure properties comply with local, state, and federal laws.
  • Work closely with legal counsel to address legal matters and mitigate risks.

6. Centralized Operations Collaboration:

  • Work closely with site team to optimize and streamline processes to enhance overall operational efficiency.
  • Collaborate on the implementation of centralized systems, including maintenance, procurement, payment and reporting.
  • Ensure seamless communication and coordination between regional and administrative teams.

7. Marketing:

  • Develop and execute marketing strategies to increase property visibility and attract prospective tenants.
  • Collaborate with the marketing team to create engaging content, advertising materials, and digital campaigns.
  • Analyze market trends and competitors to identify opportunities for marketing improvement.

Qualifications:

  • Proven experience in property management, with a focus on regional or multi-site responsibilities.
  • Strong financial acumen and experience managing budgets.
  • Excellent communication and interpersonal skills.
  • Demonstrated leadership ability and experience in team management.
  • In-depth knowledge of real estate laws and regulations.
  • Proficiency in property management software and Microsoft Office Suite
  • Yardi Voyager, Rent Café, CRM & Avid Exchange experience

Job Type: Full-time

Pay: $85,000.00 - $100,000.00 per year
