Lorium Real Estate LLC is Hiring a Property Manager Near Seattle, WA

Overview

LORIUM REAL ESTATE is a growing, closely-held, boutique real estate investment company that operates a portfolio of multifamily properties as well as acquires and develops new projects opportunistically in the Greater Seattle area.

We are seeking a talented individual to join our team in Seattle, WA in this blended and vital role of Full Time Property Manager/Leasing Consultant.

In this position, you will be offered hands on training, exposure to the development of this growing business, flexibility in your schedule, a caring team, and opportunity for growth! You will hold the essential role of being responsible for overseeing all aspects of leasing activities and property management to ensure a positive experience for tenants. The ideal candidate will possess excellent communication skills, integrity, strong attention to detail, and a passion for providing exceptional customer service.

Duties & Responsibilities

Property Management

  • Property inspection and management of maintenance needs and safety standards
  • Monitor and maintain digital rental financials and property leasing terms, and taking appropriate actions on terms
  • Maintain accurate records of rental activity, expenses, and tenant interactions
  • Assist with budgeting and financial forecasting for the property
  • Assisting owner with managing remodel and development projects, organization projects, create processes and work flows
  • Research contract/trade partners and vendors, and other duties as needed

Leasing

  • Conduct property tours for prospective tenants
  • Respond promptly to inquiries via phone, email, and in-person visits
  • Manage and process rental applications
  • Draft and negotiate lease agreements, and required action
  • Coordinate move-in/move-out processes, including inspections and documentation
  • Draft and update rent ledgers, security deposit return ledgers
  • Maintain knowledge of lease terms, property specs, availability, company leasing policies, and market conditions
  • Prepare leasing reports, financial statements, and other documentation as required

Tenant Relations

  • Serve as the primary point of contact for tenant inquiries and concerns
  • Foster positive relationships with tenants through regular communication and follow-up
  • Coordinate repairs and maintenance tasks with maintenance team

Marketing and Advertising

  • Develop and implement marketing strategies
  • Monitor market trends and competitor activity to adjust marketing tactics
  • Utilize social media platforms and other marketing channels to market availability and engage with potential tenants.

Required Qualifications:

  • Associates degree or higher
  • 1 years property management experience
  • Proficient in MS Office (Word, Excel)
  • Honest, flexible, takes initiate
  • Valid US Driver’s License

Preferred Qualifications:

  • Proficiency in property management software.
  • Knowledge of fair housing regulations, working knowledge of Washington State LandLord
  • Tenant Law, and leasing practices.
  • Certification in property management
  • WA Real estate license
