Job Scope:
The Condo Division Regional Manager will report to the Vice President of Condominium Management of The Habitat Company. The primary function of this role is to assist in the supervision of the on-site managers at designated communities in the Condo portfolio, and the enforcement of company policies including, but not limited to: collections, preventive and corrective maintenance programs; preparation of RFPs and solicitation of bids for community work; purchasing; processing of payables; and, personnel administration.
Duties and Responsibilities:
Develops negotiating strategies with condominium attorneys; examine risks and potentials; anticipating board members’ needs and goals
integrating contract requirements with business operations
Monitor industry trends to ensure best practices are offered to clients
Protects Habitat’s value by keeping information confidential
Updates job knowledge by participating in educational opportunities; reading professional publications maintaining professional networks; participating in professional organizations
Cultivate relationships with existing clients to ensure contract retention
Make recommendations to the owners regarding policy and property management
Train and supervise the work performed by the building managers
Perform written evaluations of the building managers and review all written evaluations as completed by the building managers making recommendations for salary increases, transfers and/or advancement
Maintain an atmosphere conducive for individual motivation for growth within the company
Negotiate contracts for bulk purchases and common service contracts utilizing the company’s volume
Negotiate and supervise major contracted work as may be necessary for building alterations and improvements
Review all payables processed by the building managers
Establish and maintain community relation programs within the community beneficial to the property
Maintain a program for owner relations beneficial to the property
Perform periodic on-site inspections; review office procedures and files, preventive and corrective Review budget preparations and submittals
Monitor budget conformance
Enforce company directives
Maintain an open communication conduit between the buildings and the central office
Perform other related duties as assigned
Skills and Qualifications:
State of Illinois Licensed Community Association Manager (CAM)
Certified Manager of Community Associations (CMCA) or similar designation
Prior condominium management supervisory experience condominium management preferred
Knowledge of financial management
Administrative experience
Prior Property Management and Operations experience
Condominium Management Market Knowledge
Previous Capital Project Management experience
Professionalism
Problem Solver
Highschool Diploma or equivalent required
