The Maintenance Supervisor is responsible for providing mentorship to others and to lead by example. The Maintenance Supervisor is also responsible for leading a team of Hotel Maintenance Technicians to ensure all facets of asset integrity are met through careful execution of daily, weekly, monthly, and annual responsibilities. This includes preventative and reactive maintenance, supply ordering, and leading the team to success.

Essential Duties and Responsibilities

• Completes daily assignments from beginning to completion of daily, weekly and monthly checklists with ease.
• Diagnoses problems and repairs in the areas of HVAC, electrical, plumbing, swimming pool, carpentry, dry walling, exterior structural, and appliances as needed.
• Ensures maintenance issues and repairs are being responded to promptly and professionally and handles escalated maintenance issues.
• Performs property inspections on a regular basis in order to maintain cleanliness and identify problems.
• Inspects buildings and grounds to ensure safety and cleanliness, and alerts Maintenance Team to items that need to be repaired.
• Coordinates vendor selection and vendor relations, to ensure quality performance.
• Obtains bids from outside contractors as well as oversees contractor work for completeness.
• Prepares, executes, and monitors maintenance budget and ensures expense control.
• Orders maintenance supplies needing to be purchased for the property while staying within the planned budget.
• Communicates with supervisor regarding the job performance, obstacles faced and offers solutions for overall maintenance function at the property.
• Ensures excellent customer service to prospective and guests and promotes a quality experience for all.
• Promotes and participates in company-sponsored training programs and ensures subordinate associates participate in all training classes within required time frame.
• Participates in company-provided training such as fair housing, safety, non-discrimination, and harassment prevention.
• Complies with all Company National Standards, applicable health and safety rules and regulations, as well as applicable local, state, and federal laws.
• Performs other duties as required.
• Partners with housekeeping to ensure that in house guest requests and requests that impact future guests are addressed in a timely manner.

Minimum Qualifications (Knowledge, Skills, and Abilities)

• Associates degree or equivalent technical training in property maintenance.
• Minimum of 3 years of progressive experience and responsibility in a maintenance field, two of which were holding a supervisory position directing a multi-functional maintenance staff.
• Strong mechanical aptitudes, and a working knowledge of electrical, and mechanical systems
• Excellent trouble shooting and diagnostic skills.
• Ability to define problems and resolve them quickly, familiarity with local building codes and OSHA regulations.
• Familiarity with all current health and safety regulations.
• Requires excellent oral and written communication skills
• Ability to work well with ever changing priorities and or situations.
• Must be a self-starter who can work well with people at all levels both in and out of the community.
