About the Role: 

There is an exciting opportunity for a talented professional to join the Leasing team in Seattle as a Leasing Consultant. The Leasing Consultant will be responsible for overseeing activities related to apartment rentals, leasing team direction and productivity. The Leasing Consultant is also responsible for marketing and interacting directly with prospective and current residents to achieve maximum occupancy and ensure resident retention and client satisfaction.

About You: 

As our Leasing Consultant, you have the opportunity to lead by example and inspire others on your team to perform their jobs efficiently and successfully, while assisting the Property Manager with daily operational functions. While mentoring the Leasing Consultants and Coordinators, the Senior Leasing Consultant will be expected to drive and retain revenue for the properties and motivate those around them to do so as well.

Duties:

Tasks listed are a description of the way this job is currently performed and are not an exhaustive list of all the tasks that may be required for each physical demand. The essential functions include, but are not limited to the following:

• Management of all facets of the the lease-up of the multi-tower development to meet proforma and sales expectations.
• Adherence to all payroll expectations for the leasing staff to ensure employees are accountable for their time and following all time card policies.
• Adherence to and being informed with all company-wide policy and procedure of the Company.
• Understanding all information from daily huddles with leasing management team and adhering to throughout the lease-up.
• Work to optimize occupancy and adhering to the lease renewal expiration management program.
• Work off weekly hot sheet listing top priority units to lease to make sure to showcase the building in the best fashion possible to prospective clients.
• Use all approved specials and/or tools to meet occupancy goals.
• Maintaining consistent and accurate knowledge of the current market conditions.
• Assist the Senior Leasing Consultant and Area Leasing Manager with providing thoughtful marketing and pricing recommendations on a recurring basis to promote leasing absorption and rent growth.
• Assist the Area Leasing Manager to generate increased property traffic levels, maintain expected closing ratios and work to achieve and exceed budgeted occupancy percentages.
• Generate leads through outreach marketing efforts, active and consistent follow-up and daily commitment to hustle for overall leasing absorption.
• Ensure that the property’s lead management software expectations are being met daily for prospect follow-up, new resident workflow and resident lease execution.
• Ensure that all of property’s lease apartment negotiations are from approved pricing and specials as directed by management.
• Completes credit checks and other application requirements such as income verification.
• Prepares, maintains, and manages new and existing lease files.
• Successfully complete all training provided by the company with regards to accounting, fair housing, marketing, leasing, customer service, etc.
• Assists and attends resident events hosted by the property team.
• Maintain exceptional standard of leasing office, tour path, and model apartments.
• Review unit turn requirements with Area Leasing Manager prior to move-ins.

Summary of Qualifications & Requirements

• High School Diploma or equivalent required
• Working knowledge of Microsoft Excel, Word, PowerPoint, and Outlook
• Demonstrate interpersonal skills and proficiency in business vocabulary to effectively represent the executive and the company to outside parties
• Excellent interpersonal, oral, and written communication skills
• Excellent writing, proofreading, and editing skills
