Position Purpose
Supervise skilled trade staff and the maintenance, refurbishment and repair of Housing & Food Services apartment and other residential facilities.
Description of Duties
Supervise full-time trade staff in the repair and maintenance of apartment facilities.Oversee maintenance and repair of residential units, including trouble-shooting, repairing and replacing plumbing and mechanical components, electrical and other appliances, remodeling and renovation.Determine scope of work, materials needed, and coordinate with internal staff, UW Facilities Services, and contractors to complete projects.Select, train, and evaluate employees; participate in employee discipline.Order appliances, parts and supplies and maintain an adequate inventory.Develop and maintain accurate records of appliances and other building components.Process customer requests, initiate and assign work orders to Maintenance Mechanics and Painters.Review work performed and direct staff on making any necessary corrections.Conduct apartment unit pre-vacate maintenance inspections to determine scope of work and estimated turn time.Collaborate with Facilities Managers, Custodial Supervisor and Maintenance Mechanic Lead in scheduling units for occupancy and related issues.Coordinate maintenance projects with UW Campus Facilities Services and contractors/vendors.Maintain an organizational culture that emphasizes service to customers, including residents, staff and visitors, vendors and contractors.Enforce safety rules and regulations.Perform related duties as required.
MINIMUM REQUIREMENTSThree years' full-time experience as a journey tradesworker, or General Maintenance Mechanic II, or equivalent; including one year, full-time experience in a lead or supervisory capacity.
Additional requirements:Possession of a valid motor vehicle operator's license may be required.Experience with computer systems, including proficiency in work management systems, word processing, email, and messenger communication.
Equivalent education and/or experience may substitute for minimum requirements.
DESIRED REQUIREMENTSExperience working directly with customers or clients.Experience working in a multi-tenant residential or university environment.Experience working with a computerized maintenance management system (CMMS), such as AiM.The ability to use the Internet, email and basic computer applications.Experience supervising the work of others.The ability to read, write and communicate verbal and written instructions in English.The ability to read and understand facilities design and construction drawings.Experience working with a diverse workgroup.Experience coordinating work effectively with other trades.Demonstrated commitment to values of diversity, equity, and inclusion.
CONDITIONS OF EMPLOYMENTA satisfactory outcome from the employment verification and reference check processes.Possession of a valid State of Washington Drivers License.
