Rosen Hotels & Resorts is Hiring a Project Manager Near Orlando, FL

Summary:

Coordinates design, permitting, budgeting, and various construction-related activities to support planning and development efforts, both in the office and in the field as needed. The main responsibility is to track the budget, streamline the overall design-build process, and mitigate errors to save money and time, resulting in an improved ROI and a high-quality finished product for each project.

Responsibilities:

  • Gather input from relevant managers et al and draft schematic layouts (via hand or Adobe Acrobat markups) or precise to-scale details (possibly via AutoCAD) where necessary to outline the overall design or clarify certain parts to outside design professionals and/or applicable vendors/suppliers/contractors.
  • Vet potential products and services being considered.
  • Prepare detailed written scopes of work for consultant RFPs, review design consultant proposals, negotiate and select consultants, prepare standard consultant agreements and COI paperwork (required by ProvInsure), drive the design, question and investigate pivotal code interpretations, and meet with municipal building code officials to gain clarification and pre-permitting design review (aka pre-review).
  • Communicate expectations, dictate deadlines for consultants keep them on track, and perform QA and VE on drawings throughout all phases—in preparation for permitting, bidding, and construction.
  • Track all project budgetary data in a standard, pre-determined format using MS Excel; manage all payment applications and invoices, provide regular project budget updates, work closely with Finance, Purchasing, GC/Construction Manager, Owner’s Rep, et al as needed to ensure project’s adherence to cost side of approved pro forma (to attain projected ROI).
  • Call, email, and visit the building department as needed to keep the plans review process on track, eliminate excuses, and promptly address any legitimate comments.
  • Analyze relevant code/ordinance sections and applicable legal documents (property entitlements/covenants & restrictions, EPA water retention requirements, real estate agreements, etc.) where necessary to determine permitting feasibility, identify obstacles, and estimate permitting timeline to plug into overall project sch
  • Review and draft language in MOU’s with relevant entities.
  • Intelligently combat undue impact fee charges.
  • Work alongside GC/Construction Manager and Site Superintendent to keep construction on schedule; promptly process submittals, prepare and issue RFI’s, inspect for conformance to contract documents, help solve urgent problems onsite immediately using intimate knowledge of the design and parameters, and help appease building officials’/inspectors’ concerns with supplemental documentation when needed.
