Job Location

Office is located in Sodo neighborhood of Seattle, Washington (Zip Code 98134). The office is not co-located with the managed properties. This role operates off-site at the Seattle office and the majority of properties are located in King County.

Job Description

Not remote.

Full-time with weekend flex time.

Nth Properties is seeking a dependable and highly motivated Portfolio Manager to join our real estate team. In this role, you will be responsible for managing over 100 doors of rental properties, including single-family homes, apartments, and commercial buildings – all located off-site between Tacoma and Everett (Washington). Majority of doors are located in the King County Area!

As a Portfolio Manager, you will be working from our office during normal business hours with weekend flex time, as needed. You will be responsible for managing the day-to-day operations of our rental properties, including rent collection, tenant screening, and lease agreement management. You will also be responsible for handling maintenance and repair requests, as well as managing vendors and contractors.

The ideal candidate will have at least 1 year of experience in property management and possess excellent communication skills. The successful candidate will be able to automate processes and continuously look for ways to improve our property management systems.

Responsibilities

  • Oversee day-to-day operations of multiple off-site rental properties
  • Manage tenant relations, including responding to complaints, coordinating repairs, and addressing concerns.
  • Ensure all properties are properly maintained and all possible improvements are addressed.
  • Coordinate maintenance and repair personnel to address any issues that arise in a timely manner.
  • Collect rent payments and handle delinquent accounts in a timely and professional manner.
  • Prepare and maintain accurate records, including leases, move-in/move-out documentation, and financial records.
  • Develop and maintain relationships with vendors, contractors, and other service providers.
  • Develop and implement systems to automate and streamline property management processes.
  • Utilize the property management software to close out work orders, maintain tenant files
  • Prepare and manage property budgets.
  • Develop and maintain marketing strategies to attract and retain tenants.
  • Stay current on all laws and regulations related to property management, and ensure compliance.
  • Participate in regular training and development opportunities to improve skills and knowledge
  • Communicate with company leaders, take direction, set priority levels, and take ownership of results
  • Manage multiple projects simultaneously and operate successfully under deadlines and changing priorities

Minimum Qualifications

  • AppFolio proficiency
  • Must have a valid driver's license and reliable transportation.
  • 1 years of property management experience
  • Proficiency in Microsoft Office, particularly Word and Excel.
  • Proficiency with emails, phone calls, and text messaging.
  • Ability to handle sensitive information with discretion.
  • Excellent communication and interpersonal skills.
  • Strong attention to detail and accuracy.
  • Excellent organizational and time management skills.
  • Ability to work independently and as part of a team.
  • Must be able to handle multiple tasks simultaneously and work successfully under deadlines.

Desired Qualifications

  • Strong knowledge of landlord-tenant law, fair housing regulations, and property management best practices.
  • Social media marketing and branding.
  • 3 year(s) of property management experience.
  • In addition to English language, Chinese or Spanish language fluency is desirable

Pay: $25.00 - $46.00 per hour
