Description

ECI Group is currently hiring a seasoned Project Manager responsible for the overall management, planning, coordination, and direction of multiple construction projects within budget, timeline, and scope. This position will effectively monitor and present project updates to relevant stakeholders, clients, design teams and project team members. What You’ll Do

  • Work closely with the design team in the pre-development stage; provide input relating to construction techniques and best practices, provide value engineering ideas.
  • Work with estimating team to understand scope, identify any scope gap, and ensure revisions are incorporated as needed. Understand material takeoff and track accordingly.
  • Responsible for buyout process and selection of subcontractors and vendors. 
  • Review drawings and spec manual, determines and defines scope of work and deliverables. 
  • Issue and administer subcontracts, purchase orders and change orders. Provide buyout schedule and variance reporting. 
  • Responsible for project start up, including obtaining permits and jobsite mobilization.
  • Oversee performance of all trade contractors and review architectural and engineering drawings to ensure that all specifications and regulations are being followed.
  • Responsible for the development, planning, and updating of overall project schedule. 
  • Track all project delays and ensure timely extensions of schedule and compensation via Owner change orders per contractual terms.
  • Conduct weekly progress meeting with Owner, Architect and Construction team (OAC).
  • Ensure coordination of efforts between Architects, Designers, Engineers, and Subcontractors; prioritize, review, and expedite submittal package approvals and RFI’s.
  • Consistently monitor and report on progress to Construction Executives including daily reports, safety reports, and incident reports.
  • Accurately forecast revenue, profitability, and project costs on a monthly basis. 
  • Review and approve job payables in Yardi in a timely manner. 
  • Prepare G702/703 pay application to Owner; maintain and provide supporting documentation as requested. 
  • Properly close out all aspects of projects; deliver completed binders to clients. 

Requirements

What You’ll Need

  • Minimum 4 years multifamily construction management experience. 
  • Bachelor’s degree in construction, engineering, or related field; ability to understand and interpret blueprints and specifications. 
  • Proficiency in Procore. 
  • Ability to interpret a variety of instructions furnished in written, oral, diagram or schedule form. 
  • Must have a clear understanding of how to read survey stakes and calculate grade elevations. 
  • Strong knowledge base of building components including foundation and structural systems, exterior wall systems, interior finishes, electrical, plumbing, and HVAC. 
  • Advanced problem-solving skills and ability to interact well with direct reports, co-workers, supervisors, guests, vendors, subcontractors, and professional services teams in a professional and pleasant manner.
