As we continue to grow, we’re looking to expand our team by adding another Project Manager. This is an exceptional opportunity for a smart, self-motivated individual with a passion for remodeling. You must be a self-motivated individual who exercise’s excellent judgment in problem solving and customer experience. The Position

The Project Manager is responsible for supervising the remodeling on multiple projects at a time. They gather bids to create pre-construction estimates and review and approve trade contractor invoices. They also manage subcontractor scheduling and oversight, quality control through all phases of the project, final punch lists, and some hands-on labor when applicable. The Project manager, while intended and required to be autonomous on their projects, reports to the Production Manager.

WHAT YOU'LL BE DOING | YOUR RESPONSIBILITIES

  • Supervise work at multiple jobs sites, ensuring successful completion of the build process.
  • Develop and maintain good rapport with trade contractors, clients, city officials and inspectors, while advocating and negotiating solutions that benefit the client, company, and project.
  • Deliver projects on time and on budget, ensuring all contract obligations are satisfied.
  • Maintain workplace safety, cleanliness, and security at job sites
  • Maintain a clean, broom sweep jobsite at all times
  • All materials are neatly organized and presentable.
  • Plan and direct all field operations, including trade contractor, labor, equipment, and delivery scheduling.
  • Manage and maintain CoConstruct schedule from pre-construction through Completion
  • Define scope of work to all trades on site to conform with the project budget and timeline
  • Review trade contractors’ work daily and handle any related issues to company and client expectations.
  • Maintain compliance with all applicable building codes; ensure inspections are scheduled and passed.
  • Manage all field aspects of project budgets, schedules, and quality control.
  • Maintaining QA/QC daily to ensure projects are on budget and time.
  • Perform quality control checklist for each phase to ensure completeness and to catch errors and mistakes BEFORE they become bigger problems
  • Capture all Change Orders that are outside of the Original project scope
  • Understand and communicate important project decisions and changes to site personnel; provide regular updates on project status to Production Manager via a weekly one on one.
  • Conduct all business in a professional and ethical manner to serve clients and increase the goodwill and profit of the company.
  • Review the trade contractor/supplier invoices; authorize payment of trade contractors upon thorough inspection of their work.
  • Assist in building estimates and schedules with oversight from the Estimator and other Production Managers for potential projects.

SKILLS NEEDED | YOUR ABILITIES

  • Organized, hands-on, and attentive to detail.
  • Comfortable interacting with clients, motivated by client satisfaction, and striving to meet or exceed their expectations.
  • Lead a team through difficulty. Able to be assertive and persuasive when needed.
  • Easily and succinctly communicate project details to clients, employees, and subcontractors.
  • Take initiative. If something is not working or you haven’t seen it before, try to find a solution, seek to learn, and or bring it to someone’s attention.
  • Take ownership. You understand that the project’s success is the result of your team’s efforts but is ultimately your responsibility.
  • Adaptable and comfortable wearing a variety of hats— most days you manage a site full of tradespeople, some days you negotiate subcontract agreements, and occasionally you perform work onsite.
  • Are positive and dedicated to your work.
  • Have a passion for craft and efficiency, knowing how to properly balance and blend them.

WHAT YOU BRING | YOUR EXPERIENCE

  • 8 years in construction including 5 years as project manager or site manager.
  • Extensive knowledge of all phases of construction scope and sequence.
  • Experience with power tools as well as common and high-end construction materials.
  • Strong problem-solving skills that generate resourceful and creative solutions.
  • Computer literacy - comfortable with email, online calendar and CoConstruct or other project management/scheduling software.
  • Efficient time-management, on both a project and personal basis, via prioritization and delegation.
  • Ability to read and understand blueprints and communicate this information to others.
  • Experience coordinating both subcontracted and self-performed work.
  • Willingness to get the work done no matter how long it takes.
  • Flexibility to work a schedule that can occasionally include early mornings, nights, and/or weekends, depending on project need.
  • Have a licensed vehicle , a valid driver’s license, and be able to drive between designated projects throughout your workday.
  • Ability to stand and walk for long periods of time; sit for extended periods; bend at the waist; repetitive motions; push, pull, climb, balance, stoop, crouch, kneel or crawl; walk on uneven terrain; proficient manual dexterity with both small and large objects; lift and/or move at least 50 pounds.
  • Resiliency to withstand occasional exposure to outside weather conditions, loud noises, tight spaces, high precarious places, moving mechanical parts, power tools, as well as other inherent construction site risks.
  • You must be able to perform all requirements with or without reasonable accommodation.
