What does a Project Manager do?
Reporting into the office of the Project Director, the Project Manager is ultimately responsible for
the success of the project(s) which is singularly accomplished through employing project
management techniques to manage the triple constraints, risk matrix, and client relationships. The
Project Manager is a team builder with the skillset to manage relationships with clients and
subcontractors and manage procurement of goods and services necessary for the project.
Duties and Responsibilities:
• Supervise team in the completion of work schedules, project progress and project
completion.
• Manage a minimum of 3 concurrent projects in stages from preconstruction to close – out.
• Must be able to review and understand blueprints.
• Must be able to identify discrepancies and submit RIF for clarification.
• Deliver projects within budget, on-time, and within scope.
• Establish and maintain clear and concise communication with clients and staff.
• Review shop drawings and plans to drill down on architectural details and designs.
• Evaluate vendor and subcontract proposals for equipment and service purchase.
• Plan and implement projects, outlining and undertaking creative next steps.
• Manage the project ensuring that all subcontractor scopes of work documents meet the
requirements of the project.
• Prepare, execute, and control all aspects of the project(s) with great time management.
• Manage the triple constraints (schedule, quality, budget) of the project to meet or exceed the
clients’ contractual obligation.
• Develop and maintain work budget and project schedule for periodic reviews of the triple
constraints.
• Work with internal team and contractors to ensure timely planning and execution.
Skills Needed for this Role:
A successful Project Manager should have the following prerequisite skills, abilities, and
qualifications:
• 5 - 10 years of experience in ground up construction a must
• Must have construction commercial ground – up experience.
• Ability to work under pressure to meet set goals, budgets, and deadlines.
• Ability to effectively lead and manage staff.
• Multitask and manage competing priorities.
• Maintain a risk registry for the length of the project.
• Strong understanding of the commercial construction process
• Analytical skills and problem-solving skills
• Constantly seek improvement for our clientele, subcontractors, and team
• Attention to detail; escalate and resolve issues as needed.
• Excellent verbal and written communication skills; able to manage conflict.
• Ability to delegate effectively.
• Oversee high-level project progress.
