Description
WeBuyHouses.com is a fast-growing, successful, dynamic real estate investment company operating in Escambia, Santa Rosa, Okaloosa, Walton, and Bay Counties since 2016. We have purchased, sold, and renovated over 60 houses and we're just getting started. We are looking for a motivated, team-oriented, and experienced construction project manager/builder to join our team and help grow our company. We need you as we seek to buy, renovate, and invest in over 100 homes in the next 12 months.
Are you currently building for a national or local spec/tract builder? We know the long hours you put in and the pressures of dealing with a corporate office and demanding customers. Our goal is to provide our team with a great work/life balance that is conducive to success.
Are you a former or retired home builder looking to start a new career with a dynamic, small, local company? We need your knowledge, management experience, and leadership skills to help us grow.
Are you a real estate agent with prior building/construction management experience?
Are you a Licensed contractor wanting to manage renovations and transformations of homes without taking on all the responsibility and risk of owning your own company?
Are you an experienced construction/project manager looking for growth and a desire to do more?

Responsibilities
Build Positive Relationships with sub-contractors and team members: Have the ability to instill value and commitment. Earn the respect of contractors and the team. Create loyalty to the success of the project. Demand quality work by setting clear expectations from the start
Lead for success: Effectively communicate our company's valuesTeach, train, develop and hold accountable team members and contractors. Recognize great performance and address poor performance. Effectively communicate what success means to our company and how you will assist them in achieving this success. Encourage open communication to determine how contractors and team members want to progress with us and assist them in doing so
Quality Control: Constant monitoring of the quality of work done by team and sub-contractors ensuring a great finished project that you and our home buyer will be proud of. You and your work are a representation of the company
Estimating and Budgeting : Must be able to estimate, inspect, and analyze prospective projects and provide the company with accurate estimates and preliminary budget projections on site. Upload reports and pictures for review within 24 hours. Monitor expenses and progress of active projects to ensure budgets are in line or under
Financial Transparency: All expense receipts turned in to our bookkeeper. Ensure all subs submit invoices to our bookkeeper prior to being paid. Our bookkeeper will handle the accounting work freeing up the project manager's time to lead the team to success
Reporting: Twice weekly meetings to discuss various projects. Keep daily notes on each project. Communicate clearly the progress and setbacks of each project with solutions to resolve any setbacks
Permitting: Pull permits with appropriate agencies. Build solid relationships and work with inspectors as needed to ensure all inspections are completed
Master Scheduler: Manage and schedule subs efficiently ensuring projects are completed on time and on or under budget. Effectively schedule team members and monitor compliance. Adjust to schedule to exceptional needs with projects
Efficient Time Manager and Project Management: Create realistic worklists with realistic timelines and achievable goals. Ability to follow up effectively to ensure goals and timelines are met. Effectively monitor the progress of team and sub-contractors
Solution-Oriented: Always solving problems whether it's a timeline or budget setbacks. We want a team member who overcomes obstacles by being solution-oriented
Tech Savvy: Create and utilize spreadsheets and do calculations and budgeting. Welcomes new technology that will aid in the success of the overall project and company
Attend training and Networking events: As a growing progressive company, we are always looking forward and building relationships. As a valued project manager, you will be required at times to attend training and networking meetings critical to the growth and development of your career and our company
Welcome Change: Our industry is ever-changing and growing. We want you to grow with us and be able to positively and effectively promote change to subcontractors and team members
Qualifications
Must have a strong work ethic and integrity! Our company team works hard is committed to integrity and has fun. So will you!
Must have at least 2 years of experience as a hard-working builder/construction project manager
Must have at least 2 years of experience in leadership, management, and team motivating in the construction and/or real estate field
Must be a servant leader! You must be committed to the success of the team you lead. A leader who can understand and provide the team with the tools and training needed to be successful. One that is willing to do anything you ask your team to do and demands strong performance from the team. Grace and patience, as well as the ability to hold team members and contractors accountable for poor performance, are critical
•You should be efficient in identifying and retaining talented and ethical subcontractors and team members. Enjoy building a high-performance team that produces high-quality and efficient renovations. Instill a work environment that ensures success! Must be able to develop strong, positive, and supportive relationships with team members and contractors
•You will be required to work 40 to 50 hours per week. Sometimes more in peak seasons and less in non-peak. Ultimately our goal is to provide a quality home for our home buyers and maintain work/life balance for our team
