Triyar Realty Group, LLC is Hiring a Commercial Property Manager Near Los Angeles, CA

Triyar Realty Group, a full-service commercial real estate firm located in Los Angeles, CA, is seeking an organized and responsible individual to fill the role of Commercial Property Manager. This individual will play a critical role in overseeing the entire portfolio, ensuring operational excellence, financial performance, and high-quality tenant relations. This position involves strategic management of day-to-day operations as well as long-term planning of property maintenance, capital improvements, and tenant occupancy.

Key Responsibilities:

  • Supervision of all aspects of building operations.
  • Draft, negotiate, and administer commercial leases on behalf of the landlord with knowledge of landlord/tenant laws and utilize selection and retention strategies to maintain and increase occupancy level.
  • Work in conjunction with leasing agents to lease vacant spaces
  • Maintains knowledge and awareness of in/out migration, property competition, and other market conditions affecting leasing and operations
  • Maintains building security measures, ensuring proper incident documentation and notification to owners and insurance carriers
  • Perform property inspections and ensuring the building is in compliance with OSHA, Fire & Safety Laws and assures optimal functioning of building systems (HVAC, fire safety equipment, elevators and security systems); and general maintenance of building with 24/7 accessibility for emergency response/coordination
  • Service contract bidding and negotiations
  • Prepare and monitor operating budgets.
  • Coordinate and oversee routine remodeling, repairs, tenant improvements and ensures compliance with codes, regulations and governmental agency directives.
  • Manage all aspects of the build-out process from concept to completion, including budgeting, scheduling, and quality control.
  • Maintain various monthly financial reporting schedules
  • Lease management and collections
  • Annual operating expense reconciliations
  • Prepare and monitor calendar year operating budgets.
  • Coordinate and oversee all office of the building functions.
  • Understand rent payment provisions and rent collection procedures.
  • Understand risk management principals and the administration of insurance matters.
  • Coordinate and supervise building office employees, in-house building engineers, contract service security officers and parking attendants.
  • Process billing and adjustments
  • Ensure the financial and operational performance of each property.
  • Special projects as-needed

Requirements:

  • Bachelor’s degree in Real Estate, Business Administration, or related field is strongly preferred.
  • Minimum of 5 years of experience in commercial property management, with a proven track record managing multiple properties across various locations.
  • Strong leadership skills and the ability to manage teams across different geographic regions.
  • Excellent communication, negotiation, and interpersonal skills, capable of maintaining strong relationships with tenants, vendors, and team members.
  • Proficient in property management software, financial reporting, and budgeting.
  • Willingness to travel as needed to manage properties and meet with stakeholders.
