The successful candidate will manage a 30-unit apartment building for seniors and persons with disabilities, responsible for completing daily administrative tasks associated with the property and management functions. Must ensure building operations are compliant with HUD rules and regulations. Responsible for communicating all pertinent operating information to the Property Management company overseeing administrative and building operations. Responsibilities include but are not limited to:
Collect, deposit, and post monthly rent receivables to tenant ledgers.
Assist with initial move-in HUD certifications, and annual re-certifications/rent increases in accordance with HUD guidelines.
Enforce Lease terms, House Rules, policies, and procedures.
Facilitate lease updates and annual lease renewals.
Conduct tenant notifications/postings as necessary inspections.
Review tenant files annually to ensure they comply with HUD’s Management and Occupancy (MOR)
Review guidelines.
Assist maintenance staff with unit inspections to ensure they are compliant with HUD’s Real Estate
Assessment Center (REAC) physical inspection guidelines.
Maintain Wait List according to HUD’s guidelines.
Ensure adherence to the Affirmative Fair Housing Law regarding marketing plan and tenant selection process.
Assist with marketing to maintain low vacancy rates.
Monitor and resolve building occupancy issues.
Adhere to the organization and property management policies and procedures, as stated in the employee handbook.
Qualifications:
High school diploma/GED equivalency with a minimum of two (2) years of work experience in a HUD affordable senior/multifamily housing program.
Working knowledge of HUD Section 8 program (i.e.-program rental guidelines, inspections etc.)
Ability to learn/utilize FHA software (i.e.-post monthly receipts, audit tenant ledgers, investigate and rectify variances, etc.)
Ability to process tenant move-ins/move-outs.
Ability to work with non-English speaking residents.
Microsoft Office (MS) Suite is a MUST. (MS Outlook, MS Word, MS Excel)
Ability to scan, email, and download documents.
Excellent communication, comprehension, and interpersonal skills.
