Exciting opportunity for a Portfolio Property Manager in the property management and real estate industry! We are looking for the right candidate to join our growing team in the Philadelphia office to reinforce our brand with high competency and attention to detail. Provide our clients with professional and friendly communication and the HOA management team with support.
We are looking for candidates who enjoy making new connections in the real estate industry and consider themselves a “people person”. Successful applicants will have strong task management and verbal communication skills. Responsibilities include providing management, direction, and leadership to ensure the portfolio of owners' associations are maintained and operated in accordance with objectives of the Boards and in compliance with regulations. You will work closely with the Association, Board of Directors and the in-office support team to manage and operate the portfolio of communities, and facilitate solutions to problems between communities so as to provide our clients with the highest level of service.
Previous experience managing a large portfolio of properties is a huge plus. Ability to work in a fast-paced environment, commitment to the team, and pride in delivering excellent customer service is a must.
Requirements
• Oversee the maintenance and management of assigned properties.
• Provide oversight of all contracted services to ensure proper upkeep.
• Vendor contract bidding, negotiation and preparation.
• Conduct regular site visits to each property.
• Produce weekly management reports.
· Prepare for and lead Board meetings; Draft minutes
· Create agendas, Board packets, and management report
• Manage all Association correspondence; written, verbal and electronic.
• Handle resident concerns and requests for information such as resale certifications.
• Assist with the creation and enforcement of Association rules (coordinated with legal counsel)
• Processes maintenance requests for the Association common areas, via the work order system, including all relevant follow up.
• Communicates emergency maintenance requests to the service team.
• Develop annual budgets for each property using established templates.
• Conduct annual meetings and elections.
• Review monthly HOA financials and provide updates to the Board as necessary.
• Provide support to the accounting team for all AR and AP related matters.
• Perform any other special project or task as assigned by the Supervisor.
Essential Skills
• Solid understanding of exceptional customer service
• Proficient use Excel, Outlook, and all other Microsoft Office products
• Prior experience with Appfolio a plus.
• Demonstrate strong written and verbal communication skills
• Demonstrate ability to contribute to and foster a team approach to serving residents and maintaining a successful community.
• Ability to understand and enforce requirements of each association as per the Governing Documents
Qualification Requirements:
· 4-year College Degree
· Must have CMCA, AMS preferred.
· Must have at least 5 years direct HOA management experience.
· Must have people management experience
