A Legacy South Construction Manager is responsible for overseeing all construction activity of their assigned project per the project plans, specifications and schedule. More defined, the CM will assist with the logistical planning, and the execution of construction at their designated project/community/development. The Construction Manager is responsible for the overall success or failure of the project as it relates to the construction timelines and the quality of our homes.
Key Responsibilities
1. Review all key project documents including but not limited to site plans, architectural plans, design selections, permits, owner and subcontractor contracts, etc to ensure that the construction delivery conforms to those specifications
2. Possess a detailed understanding of the project documents to anticipate and mitigate potential problems each trade may encounter during the course of construction and develop a contingency plan to quickly address it if it should arise.
3. Collaborate with the Project Manager to resolve mission critical issues that will impact the overall production schedule such as power, utilities, long lead items, change orders, etc.
4. Track in Smartsheet and assist in the completion of critical items such as:
a. Weekly starts activities
b. Weekly closeout activities
c. Request, be present for, and be diligent about corrective actions for timely resolution of all inspections
5. Assist in preparation of any and all status reports and updates
6. Complete and/ or ensure the completion of detailed daily logs for each assigned project
7. Maintain the schedule so that it is an accurate representation of the tasks and their status and expected completion
8. Work with the PM to ensure milestone tasks are being conveyed accurately.
9. Attend and participate in the project team meetings
10. Complete daily walks of all buildings under construction
11. Coordinate receiving, storage and security of materials and equipment.
12. Monitor on-site safety compliance of Legacy South safety program and industry standards for all workers and visitors onsite.
13. Maintain and hold subcontractors accountable to a standard of excellence for cleanliness and material management for the job site.
14. Assist and communicate any change orders from the subcontractors that arise during the project that were not included in the original scope with the Project Manager.
15. Complete continuous improvement training according to the divisional training plan
16. Lead the on-site construction team, Assistant Construction Manager (if assigned), subcontractors, vendors, 3rd party contractors, inspectors, etc. through clear communication and proper accountability .
17. Lead subcontractor meetings onsite to ensure all subcontractors are coordinated and set up for success.
18. Develop and maintain good working relationships with subcontractors to ensure manpower and quality standards are upheld
19. Coordinate owner handoffs upon completion of units
Qualifications
1. 5 years experience managing onsite construction .
2. 3 years of management/supervisor experience
3. Comprehensive knowledge of all construction trades and regulations
4. Proven project experience including site development
5. Highly organized and task oriented
6. Motivated leader with great people skills
7. Must be able to interpret all plan sets and hold subcontractors accountable to scope of work, quality standards and execution in accordance with project timeline.
Preferred
1. Experience with heavy machinery for handling project materials, as necessary.
2. Experience with residential codes and standards.
3. Working knowledge of Smartsheets, Timberscan and Google Suite
