Description
Job Summary:The Property Manager for this position is responsible to maintains the Permanent Supportive Housing property assigned and perform all related management functions, including, but not limited to, coordinating leasing and marketing efforts, approving move-in files, promoting lease renewals, resident relations, team building, and any other duties or other responsibilities that may be assigned by the Regional Property Supervisor.

Position Type: Full-Time/ Non-Exempt
Location: Skid Row, Los Angeles, CA
Compensation Range: $20.00 to $25.00 Per Hour
The Essential Functions for the Property Manager Position are as follows:
• Comply with daily, weekly, and monthly deadlines.
• Assists Regional Property Supervisor in managing residential apartment community and property operations.
• Oversee and participate in achieving the communities’ income and occupancy goals through ongoing marketing and leasing efforts.
• Prelease vacant units prior to the unit becoming vacant.
• Walk vacant units daily
• Lease vacant units within specified program timeframe
• Have full knowledge of property policies and procedures.
• Collect rents and other monies due and process in Yardi.
• Monitor rent roll daily and maintain delinquency report.
• Prepare and send 3-day notice per rental agreement.
• Prepare and send out notices as needed.
• Responsible for complying with all state, federal and local laws governing tenant/landlord relations pertaining to Fair Housing (evictions, abandonment, non-compliance) and Affordable Housing Laws/Regulations, if applicable.
• Act as the first point of contact to assist and resolve problems and complaints from residents.
• Attend legal proceedings pertaining to the property.
• Inspect property daily, check for damage, out lighting, and ensure the property is maintained and in clean and presentable condition.
• Responsible for ensuring that all make-readies are completed
• Responsible for completing area market surveys and submitting them to your supervisor on a monthly basis.
• Coordinating maintenance issues during office hours and following up to ensure that it's completed.
• Responsible for ensuring all after-hour emergencies are addressed.
• Managers responsible for weekly property inspections.
• Responsible for ensuring all residents follow house rules and regulations.
• Attend all training and meetings as required.
• Assist with other duties as assigned
Requirements
As a property manager for Permanent Supportive Housing Properties other responsibilities include but are not limited to the following:• Advocates for and actively assists residents in obtaining services (e.g., health, mental health, intellectual disability, alcohol and drug, housing referrals, financial assistance, home-based services, training, medical services, mentoring, and socialization)• Assists residents with the upkeep of apartments by meeting regularly with residents in their units• Addresses and if necessary, diffuses crisis situations with residents. Assesses safety issues and assists residents to access emergency services as needed (e.g., mental health services, adult protective services, rehabilitation services)• Develops and maintains a positive relationship with the property management for units.• Maintains case notes; Maintains records in compliance with organization policy and compiles requisite statistics.
Skills required to complete this job include but are not limited to the following:• Yardi Voyager experience preferred. • LIHTC/TCAC experience preferred. • Qualified Candidates will have 1 year of affordable housing property management experience, • Permanent Supportive Housing experience is desired• Strong interpersonal and communication skills. • Excellent written and verbal communication skills. • Excellent organizational and time management skills. • Must be able to work weekends. • Strong analytical and decision-making skills. • Good influencing and negotiation skills. • Proficient in Word, Excel, outlook, Microsoft Teams
Travel Requirements: Moderate travel for this position requires you to have reliable transportation and the expectation to work onsite is 25% of the time. Travel requirements for this position may change at any time.
