Hammersmith Structures Building Company is Hiring a Project Manager Near Fort Collins, CO

Hammersmith Structures is a small residential custom home builder that has been operating in the Northern Colorado area for 20 years. Our projects are diverse in size and scope, with a focus on exceptional architecture and design. Projects incorporate leading edge systems and products as well as exceptional detailing. We pride ourselves in building custom homes with features and architecture that is unique to the Northern Colorado market.

We are seeking a full-time Project Manager to facilitate and see projects from inception through delivery. Optimal candidates are eager to learn and grow, works well in in a team environment and is also able to work independently and enjoys being empowered to make decisions and solve problems. Candidates will enjoy the feeling of completing truly unique projects, have an appreciation for design and most importantly creating long-lasting relationships. We take the upmost pride in the quality of our work and are looking for a candidate that embodies these values as well.

The position is located in Fort Collins Colorado

Essential Duties & Responsibilities

- Plan all phases of the construction process from initiation to completion.

- Manage various types of contracts (owners, subcontractors, and suppliers).

- Collaborate with project team members (architects, designers, engineers, owners)

- Manage pre-construction and construction schedules to hit project milestones and ensure the project’s success.

- Manage owner selections and the overall design to compile and track all project information (specifications, costs, etc.).

- Prepare and manage RFP process.

- Manage the permitting process – Submittals & Facilitation

- Subcontractor/vendor bids and internal estimating and tracking costs throughout construction.

- Create, manage, and track project budgets – compare estimated costs to actual costs and determine the reason for any discrepancies.

- Create and manage subcontractor/vendor subcontracts.

- Consults with clients, vendors, or other individuals to discuss and formulate estimates and resolve issues.

- Create and manage budget updates with homeowners and change orders with subcontractors/vendors.

- Work internally with accounting to ensure projects costs are accurate and accounted for

- Assist with compiling expenses and submit draw requests to owners.

- Compile all project information necessary, in a clear and concise manner, for the field superintendent.

- Communicate and reinforce the company vision, values, and goals.

- Provide improvement recommendations to cost estimating procedures to reduce future discrepancies between estimated and actual costs.

- Prepare and maintain time-phase charts, subcontracts, orders materials, and schedules.

- Make decisions concerning equipment needs, sequence of operations, and crew size

- Maintain good working relationships with owners and industry professionals.

- Maintain high ethical standards.

Skills/Qualifications

- 5 years of construction experience. Preferred residential construction

- Degree in Construction Management, Engineering, Business or equivalent experience

- Able to read/interpret/understand construction documents and plans

- Proficient with Microsoft Office and Bluebeam

- Experience Managing Critical Path Scheduling Software

- Strong Communication skills (written and verbal)

- Solid organizational skills including attention to detail and multi-tasking skills

- Detail oriented

- Familiarity with soils reports, topo drawings, truss shop drawings and complex engineering drawings

- Familiarity with budget templates and managing project information and costs

Job Type: Full-time

Pay: $65,000.00 - $120,000.00 per year
