FirstService Residential is Hiring a Temporary Property Manager Near Brooklyn, NY

FirstService Residential is looking for a Temporary On-Site Property Manager for a large mixed use/mixed income apartment complex in Brooklyn! Job responsibilities include, but are not limited to, the following:

  • Responsible for the daily management of a large multiple high-rise building rental complex.
  • Monitor cash funds of the property.
  • Participate in/contribute to the annual budget creation process in concert with the ownership.
  • Track lease expirations and generate renewal offers and/or notices to vacate.
  • Manage/collaborate in the apartment preparation/make-ready process with the Resident Manager.
  • Annual NYS DHCR Registration submissions for all units.
  • Interface and maintain relationship with residents.
  • Respond to all communications in a timely and professional manner.
  • Familiarity with all contracts, proposals, etc.
  • Attend weekly/monthly meeting with the ownership and senior management.
  • Oversee construction projects and capital improvements including but not limited to Local Law 11/FISP, LL84, elevator modernizations, etc.
  • Communicate regularly with residents regarding various matters affecting life at the property.
  • Ensure that the appropriate insurance requirements are met by all vendors.
  • Responsible for general O&M requirements of properties physical plants/major systems.
  • Process/code/approve all payables in AvidXchange.
  • Commencement of legal cases (non-pay, nuisance, etc.).
  • Commencement of collection cases.
  • Draft arrears reports.
  • Handle eviction proceedings.
  • Knowledge of Rent Stabilization Law.
  • Oversight of all building staff, scheduling, grievances, meetings, etc.
  • Review and approve weekly payroll for building staff.
  • Reply to media related building reviews, i.e. Yelp, Apartments.com, Google Reviews.
  • Compliance with all applicable codes and regulatory requirements affecting the property.
  • Oversight of Security/Life Safety as it relates to daily property operations.
  • Interface with internal departmental personnel (accounting, compliance, leasing, etc.).
  • Act as liaison between bldg. owners, tenants, vendors and management.
  • Conduct thorough interviews for potential building open positions, temp positions, etc.
  • Responsible for coordination of background and drug tests of potential new hires.
  • Draft write ups and formal disciplinary action notices if and when required, and according the Union Contract.
  • Attend union grievances and arbitrations, as needed.
  • Responsible for preparation of monthly construction draw to Client.
  • Regularly seek, evaluate and execute methods to preserve client cash and capital and bring in additional income.
  • On-call availability for emergency situations.
  • Perform regular inspections to ensure/optimize appearance, resident experience and curb appeal of the property.

Knowledge, Skills & Proficiencies:

  • Bachelor's degree required. Industry certifications desirable.
  • Five (5) years experience in New York City residential rental property management.
  • NYS Real Estate License.
  • NYC HPD/HDC, NYS HFA and/or LIHTC affordable housing experience very desirable.
  • Experience with Local 32BJ building staffing.
  • Superior verbal and written communications skills with a focus on customer service.
  • Positive & energetic attitude and able to multi-task while handling stressful situations.
  • Detail oriented, organized, consistent, flexible and able to change/reprioritize tasks.
  • Proven leadership and teamwork skills and attributes.
  • Demonstrated experience in large, complex accounts with multiple clients and stakeholders.
  • Sound decision making and analytical skills to effectively tackle issues or challenges that may occur daily.
  • Excellent time management skills to meet deadlines and display efficiency.
  • Working knowledge of Microsoft office and Windows environment necessary.
  • Experience with various property management software platforms including but not limited to Yardi Voyager, AvidXchange, ClickPay, On-Site, BuildingLink, LATCH, ButterflyMX, etc.
