Catalyst provides exclusive and comprehensive pre-construction, design management, general contracting and construction management services to CA’s multiple business unitsCA is a global, vertically integrated real estate investment management company with assets across the United States, Europe and Latin AmericaThe strategic partnership between Catalyst and CA allows the team to maximize value add opportunities at every stage of the project delivery processResponsibilities Ensure projects deliver on time and on budget, supporting the Project Manager and Superintendent for each projectManage budgets and project costs, understanding and discerning necessary expenditures, budget variations, cost of subcontractors, etc.Assist the preparation of required Catalyst Construction Group documents and evaluation criteria based on market, client and Catalyst Construction Group quality, safety and governance Coordinate design and quality documentation to ensure strict compliance of all subcontracts to the project requirements, assuring all contractual service levels are met. Support project success by ensuring day to day tasks along project are being completed; proactively identify solutions to problemsSupervise project work and effectively utilize short-range project management programs, production control monitoring, drawings, etc. Provide input into the project planning and reporting, understanding implications when making recommendations Have a strong understanding of the skillsets and expertise of the broader Catalyst Construction Group team to utilize teammates and maximize project’s success Use knowledge and expertise of project related interdependencies to maintain and provide accurate and detailed project records and reports to relevant stakeholdersDevelop in-house cost estimates and pre-construction schedules for new ground-up, renovation, and capital improvement projectsInitiate and review schedule of values and clarifications/assumptions via Catalyst Construction Group’s Request for Proposal process and deliver synopsis of findings and recommendations to the Pre-Construction TeamAssist in developing Value Engineering ideas and provide pricing input during pre-construction, as well as construction phaseMonitor labor and material cost inflation risk and advise as to timing or bidding strategiesParticipate in key bid scoping sessions as needed with subcontractors to ensure that project buyouts are efficient and cost effective.Assist the Construction Management Team periodically during the construction phase (pay app reviews, change order reviews, etc.)Gather, categorize, review, and compare construction costs for patterns across all of Catalyst Construction Group’s projectsQualifications and SkillsBachelor’s degree preferred, or relevant experienceAt least 1-3 years of experience as a Project Engineer, or more than 3 years of related construction experience2-6 years of experience in the cost/schedule estimating and bidding of student housing, multi-family residential, and/or senior living projects Excellent experience in key construction and project management areas, such as but not limited to, estimating, scheduling, budgeting/cost control, field supervision, financial reporting and client relationships, and safetyStrong experience in basic computer applications and software such as MS Office, Procore, and Profiler.
