The Financial Analyst, Financial Planning and Reporting (FP&R) will work with a team of analysts to support the financial forecasting models and contribute to the creation of presentation materials related to the portfolio. The Financial Analyst FP&R will assist with the analysis of assumptions related to underlying market and demographic data, new and existing competition, operating conditions, financial trends, and other information needed to predict future resident occupancy, rental rates, operating/capital expenses, and net operating income for the portfolio and the company. They will also support the creation of presentation materials related to monthly business reviews with the executive team, quarterly company earnings results, board of director materials, investor presentations, and other ad hoc reports and analysis as needed. Responsibilities - Support the compilation of data needed to drive assumptions for financial forecast models - Analyze recent portfolio financial results / trends Review business intelligence databases that include demographic, market, supply and other information Understand lease and management agreement terms (e.g., annual lease rent escalations, 3rd party management fees, etc.) - Support accurate financial forecast models for the following: Operating P&Ls for 3rd party managed communities (income to the company) Operating P&Ls for 3rd party leased communities (income to the company’s tenants) Rental income to the company from NNN leases (income to the company from its tenants) Company-funded capital expenditures for all communities Income to the company related to joint-ventures and other investments - Contribute to the creation of presentations to senior leadership Monthly business reviews Quarterly earnings results Quarterly and ad-hoc board of director meetings Periodic investor presentations Other ad hoc materials as needed Materials often generated using a mix of multiple tools including Excel, PowerPoint, Tableau, etc. Frequent interaction with senior and executive leadership team (SVPs, CEO, CFO) Qualifications For the health and safety of our employees and their loved ones, proof of COVID-19 vaccination is required as a condition of employment. Bachelor’s degree in business, finance, real estate or a related field required 1 years of experience in budgeting, forecasting, modeling, analytics, reporting, planning and/or other similar fields.
