Tripalink is Hiring a Regional Property Manager Near Chicago, IL

HireArt is helping a growing property management/development company hire an experienced Regional Property Manager to provide leadership and spearhead business operations with an overall focus on client satisfaction.
In this role, you will help the company thrive by developing annual budgets, reviewing reports and creating action plans, inspecting properties, communicating with clients/vendors and leading a team of property/leasing managers.
The ideal candidate has 3 years of property management experience with managing multiple apartment buildings at the same time. We are looking for someone with excellent organizational and problem-solving skills, along with strong attention to detail. This person will also be able to operate Appfolio, as well as various management or accounting software programs.
As Regional Property Manager, you will:
  • Assist in developing the annual budget(s) for the properties comprising the assigned portfolio, and oversee attainment of budgeted goals by analyzing/evaluating financial statements, reconciling monthly statements against approved budget and working with the accounting team, directors, client/owner and others, to address and resolve gaps in the financial performance of the portfolio.
  • Ensure that the portfolio and individual communities meet the established operational, financial and business performance goals by inspecting properties, reviewing financial, market and operational reports, and developing/implementing appropriate action plans to achieve results.
  • Provide leadership to the team of property/leasing managers by interviewing, hiring and training team members, and by managing their performance in accordance with company policies, values and business practices.
  • Oversee the appropriate and adequate staffing at each community and assist human resources with the acquisition, development and management of community team members.
  • Promote client satisfaction/retention through timely reporting and on-going communication about the performance of the properties, and respond quickly and with urgency to client/owner concerns, questions, issues and requests.
  • Review, analyze and interpret market data to identify emerging trends that may impact the performance of the portfolio, and work with the community managers and others to develop/implement market plans that drive occupancy and revenue growth.
  • Ensure that the appearance and physical aspects of the properties meet the company’s/owner’s established standards through routine site and safety inspections, and communicate concerns/requests for capital as needed, to provide for the physical upkeep of each property in the portfolio.
  • Coordinate work activities/services from vendors, consultants and other contractors as needed, by researching/identifying needs, negotiating contracts, monitoring progress, processing invoices and ensuring open communication between consultants and company project team members.
  • Complete various human resources, financial, administrative and other reporting/analysis duties.
  • 3 years of property management experience with managing multiple apartment buildings at the same time
  • Excellent organizational and problem-solving skills with strong attention to detail
  • Capable of operating Appfolio and management/accounting software programs
  • Capable of effectively handling multiple projects simultaneously
  • Capable of visiting different sites to perform inspections and regularly communicate with tenants
  • Excellent verbal/written communication skills, including report writing skills
  • Excellent time management skills and the ability to prioritize work
