Project Manager

Job Location: Denver, CO

Remote Type: Fully Remote

Position Overview

Manage new development car washes from the pre-development/feasibility phase to Grand Opening and project closeout.

Essential Functions (Other Duties as Assigned)

Pre-Development Feasibility Phase

Project Manager will provide support to the Deal Maker with the following:

  • Site Selection
  • Market Analysis, Demographics, Traffic, Growth, etc.
  • Site Plan Design
  • Building Design
  • Land Use & Zoning Entitlements Required, Provide Strategy & Process for obtaining Approval
  • Subdivision Plat Approval Process
  • List of All Required Permits & Approval Process
  • Spotless Brands Criteria Requirements
  • Preliminary Civil Design
  • Preliminary Project Schedule & its alignment with Land Purchase Sale Agreement timeline
  • Budgeting / Soft & Hard Cost Estimating based on historical data
  • Public Incentive Review
  • Investment Committee Package

Permitting Phase: Have full leadership and ownership of the Permitting Phase including: Tenant LOI & Lease

  • Assemble Project Team (All consultants such as Civil Engineer, Architect, Etc.)
  • Due Diligence
  • Title, Survey, ESA, Geotech
  • TIS & DOT Pre-App Meeting
  • Stormwater Pre-App Meeting
  • Wetlands Assessment
  • City Pre-Apps
  • Public Incentive Meetings
  • Final Site Plan
  • Final Building Elevations
  • Entitlement Applications
  • Budget Update & Project Schedule upon completion of all Due Diligence
  • Construction Docs Production
  • Coordination with Car Wash Equipment Drawings
  • Submit for all Permits
  • Review of all Construction Documents
  • Solicit & Qualify General Contractors to bid on projects
  • Manage General Contractor Bids
  • Review and Approve or Reject consultant invoices and government/permit agency invoices
  • Review Loan Agreement
  • Hold weekly meetings with Spotless Brands Integration, Operations, Legal Counsel, Finance Team, Deal Maker, Architect (ASMEP) and Civil Engineer pursuant to obtaining all entitlement approvals, construction permits and coordination with other departments for adherence to any other legal agreements such as the Land Purchase Sale Agreement
  • Maintain meeting Minutes with Critical Tasks & two-week outlook activities to maintain schedule & budget
  • Obtain Spotless Brands Approvals pursuant to Property Acquisition Land & Loan Closing
  • Final Costs/budget based on bids vs. previously approved Spotless Brands budgets
  • List any deviations from Spotless Brands Land & Loan Closing
  • Negotiate and Complete GC/Owner Construction Agreement

Construction Phase: Have full leadership and ownership over the Construction Phase including:

  • Pre-con meetings with GC and Government Authorities
  • Completion of all utility agreements: Power, Gas, Water, Sewer, Cable, Etc.
  • Hold weekly meetings with GC Project Manager, GC Superintendent, Spotless Brands Integration Teammates, Spotless Brands Operations Teammates, Architect (ASMEP) and Civil Engineer
  • Maintain meeting Minutes with Critical Tasks & two-week outlook activities to maintain schedule
  • Manage RFI’s and provide support to obtain consultant responses within 48 hours
  • Frequent Job Site visits to manage any issues & maintain schedule
  • Qualify and Reject or Approve Change Order Requests issued by a General Contractor
  • Weekly Construction Report to all Spotless Brands Executives & Departments
  • Monthly On-Site Pay-App Mtgs
  • Monthly Job Cost Reports submitted & presented to Spotless Brands Executive Team
  • Obtain all inspections needed for permission to fixture & stock merchandise
  • Obtain Certificate of Occupancy
  • Complete Punch List Items within 15 days of Turnover to Spotless Brands Operations Department
  • Work with Spotless Brands Operations Department to have a successful Grand Opening
  • Turnover to Project Information to the Asset Management Department
  • Provide Final/Close-Out Costs vs. the Final Spotless Brands Executive approved budget that was used to release Land Purchase & GC Owner Contract
  • Work with Disposition Team if the project is being sold

Requirements (Education, Certifications, Knowledge, Skills, and Abilities):

  • Bachelor’s degree in Architecture, Civil Engineering, Construction Management or related-
  • 3 years as a project manager acting an owners’ representative for a real estate development firm or nationwide retailer.
  • Experience with permitting and construction management.
  • Strong organizational skills with attention to detail and an analytical mindset.
  • Highly collaborative—able to meet with a variety of individuals from laborers to Board members.
  • Motivated by processes, productivity and deadlines in a high-growth, rapidly paced organization.
  • Excellent verbal and written communication skills. Able to have difficult conversations and build and develop relationships with a variety of individuals
  • Excellent Microsoft Office skills; Expert spreadsheet abilities
  • Ability to work with confidential information with maturity and integrity

Physical Requirements:

  • Extended periods of sitting: frequently required to stand and walk, often on uneven surfaces associated with building/construction sites.
  • The work environment is typical of an office setting. The noise level is usually quiet.
  • Extensive travel is required to outdoor building sites where the noise level may be moderate to loud.
  • Frequently use hands to finger, handle or feel objects, tools or controls.
  • Must be able to talk and hear – in person, via computer (I.e., Teams meeting), and phone calls
  • Occasionally lift and/or move up to 15 pounds.
  • Specific vision ability required by this job includes close vision, distance vision, depth perception and the ability to adjust focus.
  • Must be able to travel approximately 40% by plane and vehicle
