Responsible for managing the operations, maintenance and repair of two multi-story office buildings totaling approximately 780,000 SF in Omaha, NE. Oversee all operations, maintenance tasks and repair procedures on building mechanical equipment, utilities, and architectural/structural building components.

Duties and Responsibilities

• Facility Manager will have complete authority to act on behalf of the company at the contract job site.
• Exercise supervision over maintenance workers and subcontractors.
• Supervise the performance of operations and maintenance of all building mechanical, electrical, plumbing, architectural and structural systems.
• Manages the completion of minor and major repairs. (Major repairs may be performed by subcontractors.)
• Responsible for the completion of preventive maintenance tasks on all building mechanical equipment on a scheduled basis.
• Maintain records of scheduled maintenance tasks and repairs using CMMS.
• Operate a BAS computer which controls and monitors HVAC systems.
• Provide response to emergency maintenance requests and emergency call back as required.
• Maintain the operating budget.

• Interact with the customer and maintain excellent customer relations.
• Provide/create reports of varying types relating to the operations and maintenance of the facility.

QUALIFICATIONS - To perform this job successfully, an individual must be able to perform each essential function required by our contract. The requirements listed below are representative of the knowledge, skill, and/or ability required.

Job Requirements

• High school diploma or general education degree (GED)
• Minimum 3 years of recent (within the past 5 years) experience in the management and supervision of building mechanical maintenance operations for buildings of the same approximate size and characteristics.
• Minimum of 5 years of relevant work experience of responsible supervisory or management in building and mechanical equipment maintenance and repair; or an acceptable equivalent combination of education and experience
• Ability to interpret miscellaneous drawings, schematics and blueprints.
• Ability to apply common sense understanding to carry out detailed written or oral instructions.
• Three (3) years’ of recent experience with IBM Maximo CMMS or similar type software.
• One (1) year of verifiable Niagara EMCS experience or training certificate or ability to acquire certification.
• Ability to deal with problems involving a few variables in standardized situations.
• Valid Driver's License
• Must be able to obtain Federal Government security background clearance
