PRP Property Management is Hiring a Property Manager Near Washington, DC

Introduction:

Come join our team at the newly acquired Market Square property at 701 and 801 Pennsylvania Avenue in the heart of Washington DC. We are seeking an experienced property manager with fast paced Class A, trophy asset experience. We have many exciting improvements planned at the property and are looking for a leader to assist our Director and other on-site team members to execute our vision and create a world class experience for our tenants. TITLE: Property Manager

DEPARTMENT: Property Operations

Job Summary

Property Managers are crucial to the customer experience, property community and operational excellence of the property. You will work alongside the Property Team (Director, Community Manager and Operations Coordinator) as well as third-party staff to bring the human element into the workplace.

In addition, you will support the team with oversight of the daily operations of Market Square and ensure consistent and safe operations while maximizing revenue. Key areas of responsibility include property operations, construction management, customer success, financial management, and oversight of building and office staff.

Essential Job Functions

PROPERTY MANAGEMENT/OPERATIONS

  • Responsible for day to day operations and maintenance of the assigned property(s)
  • Oversee contracted vendors to ensure they are meeting terms of contract and scope of work.
  • Regularly and proactively conduct property inspections. Take necessary steps to ensure the property, including the back of the house and vacant spaces, are well maintained.
  • Work with Project Managers on oversight of all projects[LM1] . Ensure contracted projects adherence to building rules, regulations and specifications.
  • Develop and maintain day to day relations with customer contacts. Ensure customer needs and requests are being met to their expectations. Resolve customer service issues and requests in a timely manner and escalate as appropriate.
  • Be familiar with all pertinent documents for assigned building(s) including but not limited to purchase orders, contracts, leases, management agreements, associations, and listing agreements
  • Assist in maintaining life safety programs and legal requirements.

CUSTOMER RELATIONS

  • Maintain day to day relations with customer contacts.
  • Understand the unique needs of building customers and respond to customer complaints and inquiries, which cannot be dispatched to Engineering, Janitorial, or Security teams.
  • Escalate unresolved customer complaints to Director for intervention.
  • Ability to provide a “win/win” solution to customer requests/issues.
  • Oversee tenant relations programs.

FINANCIAL

  • Strong financial background with understanding of property financials.
  • Assist with preparation and input of Annual Budgets, Capital Plans and financial reporting.
  • Assist with annual prepayment and CAM reconciliation calculations and associated audits.
  • Accounts Payable: review and code all invoices, verify amounts are correct per the contract. Invoices must be coded and processed in a timely fashion.
  • Review monthly general ledger and financials to assure all income and expenses reflected are valid.
  • Prepare monthly financial reporting including accruals, reclasses, reforecasts, and variance reports.
  • Review and verify all budgeted project (building/tenant improvement as well as operating) expenses. Ensure all projects are completed on time and within budget.
  • Accounts Receivable: review monthly rent edit and AR for both buildings and follow up with any open amounts for payment.
  • Review and verify all miscellaneous/work order charges.
  • Complete billback for Condo Associations based on the perimeters of the agreement.

Qualifications

  • Minimum 5 years of related business experience required.
  • Bachelor’s degree in Finance, Business, Real Estate preferred or equivalent experience.
  • Additional experience with retail and residential management is a plus.
  • Proficiency with Microsoft and the ability to learn and utilize industry custom software programs.
  • Effective written and verbal communication skills.
  • Real Estate Salesperson’s license preferred.
