Job Title: Building Manager

PBS Facility Service, a leader in comprehensive building management, is looking for an experienced Building Manager to oversee our residential properties. As a Building Manager, you will ensure the seamless operation and maintenance of our facilities, uphold maintenance and security standards, and deliver exceptional service to tenants and property owners.

Key Responsibilities:

Property Maintenance and Operations:

• Conduct regular inspections of the property to identify maintenance needs.

• Oversee all repair, maintenance, and renovation projects, ensuring work is completed to a high standard and within budget.

• Manage emergency maintenance issues promptly and efficiently.

Staff and Contractor Management:

• Evaluate contractor performance services.

• Foster a collaborative work environment and maintain high staff morale.

Budget Management and Reporting:

• Monitor expenditures and implement cost-saving measures where possible.

• Provide regular reports to property managementin reference to property.

Tenant Relations:

• Coordinate move-ins and move-outs, ensuring a smooth transition for tenants.

• Address and resolve tenant complaints in a timely and professional manner.

Compliance and Safety:

• Ensure the property adheres to all local regulations and building codes.

• Implement risk management policies and procedures.

• Conduct regular safety drills and update emergency preparedness plans.

Building Policies and Procedures:

• Develop and enforce property policies to ensure a safe and respectful community environment.

• Update and maintain property management documents and records.

• Conduct regular staff meetings to review procedures and address any issues.

Qualifications:

• A minimum of 5 experience in property management or a related field.

• Strong knowledge of building systems (HVAC, electrical, plumbing, etc.).

• Demonstrated leadership skills with the ability to manage and motivate a team.

• Excellent organizational, budgeting, and financial management skills.
