Description

Location: San Antonio, Texas

Job Type: Full-time, Salaried with Performance-Based Bonus

Overview: We are seeking a dynamic and results-oriented Vice President of Development to join our team, focusing on managing ground-up development and adaptive re-use projects within our existing portfolio. This role involves collaboration with our hotel management company, Presidian, and our private equity firm, MLSA, to execute on existing opportunities. The ideal candidate will have a strong foundation in real estate, particularly in development, and will possess the ability to manage multiple projects effectively, and lead teams both internally and externally.

Responsibilities:

  • Oversight of all development management staff, consultants and general contractors ("GC").
  • Ensure selection of consultants and general contractors in transparent manner and in best interest of MBK. Negotiation of all third-party consultant and GC contracts.
  • Responsible for all budgeting and forecasting of direct construction costs, indirect construction costs, and site development costs.
  • Source and prepare construction cost estimates and due diligence budgets in relation to new acquisition opportunities.
  • Provide site plan design recommendation in coordination with acquisition team.
  • Oversee implementation of office contract management and insurance documentation.
  • Oversee field implementation of insurance requirements.
  • Establish MLSA standards for development process - the "MLSA" way. Provide training to reinforce development process and maintain quality assurance.
  • Oversee value engineering program in coordination with development consultants and general contractor.
  • Closely monitor potential risk factors throughout the development process (e.g. risks with different entailment paths, construction procurement and timing). Work in a transparent manner to raise matters and implement mitigations.
  • Review and sign all construction legal documents, contracts, consulting agreements, applications for payment and change orders in accordance with company policy.
  • Perform all other related duties as assigned.
  • Assist and provide input on site development matters during acquisition and due-diligence of new projects.
  • Assist in product design and architecture value engineering in adherence to the construction budgets.
  • Attend trade seminars to maintain first hand knowledge of new materials, vendors and procedures.
  • Meet with subcontractors, vendors, attorneys and other construction company personnel to resolve potential problems. Governmental agencies (i.e.; OSHA, Building Inspectors, public utility authorities, environmental agencies), sewer electrical, water departments, etc.
  • Keep informed of competitive projects and build costs to keep senior management updated on new opportunities and appropriate underwriting standards.
  • Attend management meetings as required.
  • Attend monthly budget meetings and provide budget updates.
  • Attend project meetings as required.

Requirements

Qualifications:

  • Bachelor's degree in Business, Real Estate, Finance, or a related field.
  • Minimum of 3-5 years of experience in real estate, with a focus on development across multiple asset classes.
  • Strong understanding of the Texas real estate and hotel market, with a proven track record of successful developments.
  • Excellent relationship-building skills, with the ability to interact effectively with a wide range of stakeholders, including property owners, investors, and internal teams.
  • Highly proficient in construction, budgeting, project management, and underwriting.
  • Exceptional negotiation, communication, and presentation skills.
  • Ability to work independently and as part of a team, managing multiple projects and priorities effectively.
  • Strategic thinker with strong analytical and problem-solving skills.
  • Willingness to travel within Texas as required.

Compensation: The position offers a competitive salary commensurate with experience, along with a performance-based bonus structure designed to reward outstanding achievements in acquisitions and management contracts.
