The Property Manager has the responsibility for overseeing the day to day implementation of management policies, procedures, and programs that will assure a well-managed and well maintained community. Gather current market and economic trends that may impact the community and implement short and long term marketing and leasing plans to achieve the community's occupancy goals. Continue regular site inspections to ensure that the physical aspects of the community are within the company standards, which would include overseeing the make ready units, grounds, curb appeal, and risk management/safety requirements. Enforce all policies and procedures while maintaining compliance by ensuring all community records are maintained in accordance with all legal requirements.
Responsibilities, included but not limited to:
-Experience with property management software-AMSI preferred
-Generate traffic through support advertisements and platforms and within budget guidelines
-Strong coaching and leadership skills
-Excellent organizational skills
-Strong verbal and written communication skills
-General accounting knowledge
-Resident retention and strong customer service
-Train new staff and develop staff to maximize potential
-Investigate all complaints and violations and address or resolve issues
-Work within the established budget
-Establish schedules and assign personnel for routine maintenance and emergency coverage
-Perform tasks given by Vice President
-Creating and generating weekly and monthly reports
-Supervising a staff of 4 or more
