COMMERCIAL PROJECT MANAGER

The goal of this position is to ensure that projects are budgeted, planned, coordinated, tracked, and
completed in a timely, efficient, and profitable manner. The Project Manager will be held responsible for
all aspects related to his or her projects.

Education/Experience/Requirements

Description of Duties
o Verify the set-up projects is complete (including, but not limited to, schedule of values,
field crew documentation)
o Coordinate/prepare subcontracts
o Prepare and review submittal packages, compiled of shop drawings and product data
o Complete closeout documentation and ensure that punchlist items are completed in a
timely and cost effective manner
o Visit each ongoing assigned project at least once per week, at minimum
o Daily approval of electronic project timesheets to ensure accuracy and completion
o Provide status updates/completion percentages to accounting department for submittal
of monthly payment requests
o Meet with owners/owner’s representatives as required
o Attend project meetings with General Contractors as required
o Supervise assigned Foreman to ensure the project is on schedule and within budget
o Monitor and maintain the project schedule including interaction with subcontractors and
vendors
o Ensure pre-task planning is completed including coordination, quality control, and safety
o Review daily reports, photos, toolbox talks, and near miss reports
o Provide oversight, direction, and coordination in response to any reported incidents by
following established incident procedures
o Competitively procure materials, equipment, and subcontracts
o Coordinate with foremen regarding all requests for information (RFI’s), ensure that all
field RFI’s have been properly recorded; review RFI log to ensure all open items are
resolved on a timely basis

timely manner; monitor pending change requests to ensure requests have been
approved and resolved in a timely manner
