Our Company has a great opportunity for an experienced Property Manager to join our team!
The ideal candidates should have at least two years of experience in property management; have a general understanding of business principles and be financially savvy. Extensive knowledge of leasing practices and Fair Housing Laws required. Must be self-motivated, reliable and dependable. Must possess strong management, leasing, marketing, and customer service skills. Must be computer literate and demonstrate strong written and verbal communication.

JOB RESPONSIBILITIES:
· Responsible for marketing and leasing activities including the oversight of the production of weekly marketing reports.
· Monitor and update marketing and advertising on a regular basis
· Maintain in-depth knowledge of the market and competition.
· Knowledgeable of sister properties within company. Promote and encourage cross-renting.
· Ensures that the collection process is followed
· Collection and processing of rent
· Adhere to the company's policies and procedures.
· Ensures that lease files are complete, that leases are executed properly and move-in inspections conducted.
· Responsible for processing move outs and inspections.
· Conscious at all times of current and future availability as well as pricing and specials.
· Manage on site staff of 5 or more to achieve operational goals.
· Communicates with vendors/contractors concerning work scheduling, billings and vendor relations.
· Approve and submit invoices to corporate office.
· Maintains resident communications with a strong commitment to customer service and resident retention.
· Oversees maintenance issues, including monitoring and scheduling maintenance activities.
· Perform property and building inspections to ensure maintenance issues are addressed, buildings are well maintained and curb appeal meets company standards.
· Works closely with Regional Manager and corporate office.
· Knowledgeable of state and local landlord tenant law.
· Responsible for compliance with fair housing.
ESSENTIAL FUNCTIONS:
· Greet, qualify, provide tours of community and present features and amenities to prospective residents
· Lease apartments including: Close the sale, secure lease agreement obtains required information availability report and process applications for approval (rental history, credit check and background check)
· Follow up with prospects regarding status
· Input information into computer systems accurately and timely
· Ensure apartment is ready for resident to move-in on agreed date
EDUCATION:
A high school diploma or equivalent and professional knowledge of business discipline are required.
REQUIREMENTS:
Must be available to work full-time, Monday-Friday; Saturday and on-call as required. Valid Driver’s License and reliable transportation required.
