DEVELOPMENT MANAGER

Full Time Exempt Position

Position Summary:

City Ventures is looking for a highly motivated Development Managerto assist with the management of ground-up development of residential and mixed-use projects across Southern California. The ideal applicant has 3 years of experience focused on due diligence and forward planning. The Manager enjoys complex puzzles with multiple moving parts, commits to a sustainable vision for construction, and has an eye for high quality design. This position works from the City Ventures office in Irvine and will be expected to travel locally to meet with municipalities and visit job sites. We are looking for candidates who are passionate about real estate development and urban planning, are extremely self-motivated, curious, and resourceful, have strong verbal, written, and interpersonal communication skills, and can use critical thinking to deduce next steps in a high-volume, fast paced, and fun environment.

Required Experience:

• Bachelor’s Degree is required in business, urban planning, real estate development, and/or a related field; an advanced degree is welcome but not required.
• Must have a minimum of 3 years of project management experience with a real estate development and/or homebuilding company.
• Strong knowledge of the development and permitting process; preferably in the Southern California region
• An understanding of land use, CEQA, site design, infrastructure design, and architectural design and the ability to speak knowledgeably to cities, community stakeholders, and the design team.
• Ability to read plans.

Skills Needed:

• Excellent written and oral communication skills.
• Team-oriented but shows ownership of assigned tasks and can work well both independently and with a team.
• Outstanding organizational skills with the ability to manage multiple tasks and projects at the same time while meeting deadlines.
• Strong interpersonal and social skills
• Desire to advance knowledge of entitlement process.

Primary Duties & Responsibilities Include:

• Project planning and feasibility analysis
• Conducting government fee research and analysis
• Managing the permitting process, project schedules and acquiring all approvals
• Coordinating submittals with City Staff and Officials
• Project budgeting and pro forma forecasting
• Directing the consultant team for the project
• Formation of the HOA and DRE approvals
• Other duties as assigned.

Compensation: Manager - $90K - $120K Annual Salary plus Discretionary Bonus. Commensurate with experience.
