The Project Manager’s role is to effectively manage small to medium projects from design to development and implementation. Ability to resolve conflicts timely and effectively is required. Must be able to manage projects with minimal supervision or oversight. The Project Manager is responsible for all duties performed by the Assistant Project Manager, where applicable. Take the opportunity to mentor and train other team members, where development is needed. Travel to job sites is required.
ESSENTIAL FUNCTIONS:
· Manage project teams through all phases of the project life cycle, including buyout, plan review process, scheduling milestones, manage subcontractors, construction process, inspections and closeouts.
· Ability to run preconstruction process on assigned projects.
Assist Preconstruction and Marketing Departments during preparation of Project Proposals.
· Ensures that projects remain in-scope and meet budgetary, scheduling, and quality requirements.
· Provides project status updates at predetermined time intervals with management.
· Ensures that all job processes are followed in accordance with the company policies.
· Negotiates Scope of Work included in contracts with Subcontractors.
· Monitors the progress of each project through updated schedules and daily reports.
· Assists project superintendents in resolving scope problems with subcontractors.
· Identifies and negotiates time extensions where justified and allowed.
· Strengthen and maintain relationships with existing clients with the objective of acquiring new work.
· Maintains positive relationships with the subcontractor community.
· Ensures timely completion of closeout process.
· Delegates responsibility when necessary to ensure that the project/tasks run smoothly.
· Requires adherence to all safety rules and standards.
· Other duties as assigned.
PHYSICAL DEMANDS
· Continuously required to talk, hear and sit.
· Frequently required to walk, stand; use hands to finger, handle, or feel; and reach with hands and arms, bend, climb and crouch.
· Frequent use of computers, phones, and other office equipment.
· PPE will be required on job site.
· Work an 8 hour shift.
· Occasionally there may be a need to stoop or manually lift or move items that weigh up to 25 pounds.
WORKING CONDITIONS
· Work is in an air conditioned, professional office environment. The noise level is low to moderate.
· Occasionally, work is completed in the field on a job site where the environment is not air conditioned, temperature ranges from cold to hot and noise level may be loud to very loud.
· Overnight travel or travel to job sites may be required.
REQUIRED EDUCATION AND EXPERIENCE
SKILLS AND QUALIFICATIONS
· Strong knowledge of construction contracts and project management principles.
· Proficiency in construction management software such as Bluebeam.
· Strong proficiency with Microsoft Office Suite, including MS Excel and MS Project (including VLookups, Pivot Tables, etc.)
· Ability to read and interpret blueprints, schematics, and construction documents.
· Strong understanding of project finance and accounting.
· Excellent organizational and time management skills.
· Strong communication and interpersonal skills for effective project coordination.
· Ability to analyze problems and develop solutions in a fast-paced environment.
· Attention to detail and ability to prioritize tasks.
· Highly organized with strong emphasis on self-motivation and analytical skills.
