WGP Property Management is Hiring a Community Manager Near Lynnwood, WA

We are seeking a motivated, professional, sales and service oriented individual to serve as a Community Manager for our community in Lynnwood, WA. Our goal is to provide a high-value manufactured housing communities where our residents are proud to call home.

The Community Manager is responsible for all aspects of the community: leasing, rent collection, new home sales, managing resident relations, implementing community-building programs, enforcing park rules and community standards, and overseeing park upgrades and maintenance. We need a smart, responsive, problem-solver who takes responsibility and gets results. We need someone who can work independently and make decisions like a business owner. We will train the right candidate. Previous real estate experience is not required, but you should have previous leasing or sales experience. Manufactured housing experience also helpful.

  • Ensure a safe, compliant community for all residents
  • Understand and comply with Federal Fair Housing law (via training)
  • Understand and comply with OSHA safety standards for all work performed
  • Accurately clock in and clock out; report all hours worked

Maximize revenue

  • Advertise vacancies
  • Issue applications and process applications; make application decisions depending on the company and Fair Housing guidelines
  • Educate new residents on community rules and regulations
  • Collect rents and manage rent roll using Rent Manager, an online rent management software system
  • Follow up on late rents: Write and serve notices
  • Utility revenue: Read utility meters (once per month)
  • Maximize "extra revenue": Car parking, vehicle storage, personal storage units
  • Look for homes to buy in park (commission opportunity)
  • Sell homes in park (commission opportunity)

Manage resident relations

  • Manage community programs and events (creative opportunity) - including resident BBQs, paint give-away programs, spring clean-up days
  • Write community newsletter
  • Enforce community rules and regulations (through in-person discussions, formal notices, and legal action when required)

Upgrade physical assets

Ensure a clean, attractive community free of trash and with attractive landscaping

Manage the community Maintenance Technician (set tasks, oversee performance)

Collect bids and oversee outside contractors.

Job Type: Part-time

Pay: From $26.00 per hour

Expected hours: 20 – 30 per week
