Westminster Management is Hiring a Project Manager Near Memphis, TN

JOB SUMMARY: Travel to our properties in the Memphis, TN, and Southaven, MS and surrounding areas is required for this role. This position is responsible for managing capital projects and construction projects as well as overseeing the overall management of assigned project direction, planning, completion and financial outcome. The position requires business management acumen and must demonstrate strong leadership, organizational and time management skills, as well as have strong communication skills. RESPONSIBILITIES: · Provide Support to Property Management/Maintenance as required/requested/directed. · Manage and/or coordinate personnel and resources for the project. · Manage pre-construction efforts. · Manage all aspects of project from inception thru completion. · Prepare and execute construction plan. · Prepare trade contracts and bid packages, as well as oversee procurement process. · Oversee the shop drawing, submittal and construction coordination process. · Plan and coordinate projects. · Oversee performance of project including, project status, schedule, costs and change management systems. · Maintain relationships with designers, consultants, vendors and subcontractors. · Attend and lead project meetings, including progress, pre-construction and pre-award. · Impeccable attention to detailed documentation protocols. · Review inspection and test data for compliance with specifications. · Oversee all site safety programs. PRE-REQUISITES: · Associates or Bachelors’ degree preferred. · Requires 3-5 Years Multi Family/related experience. · Requires working knowledge of various construction disciplines, non-union agreements/jurisdiction, cost control, scheduling, safety regulations, engineering drawings and other documents required. · Requires superior communication and interpersonal (tact, diplomacy, influence, etc.) skills essential both within the internal project team and externally with subcontractors, labor force, etc. · Requires the ability to work with and have knowledge of the shop drawing submittal process. · Requires the ability to read and comprehend building plans and specifications and able to comprehend and recognize safety standards and issues. · Requires the ability to determine the priority of assignments based on critical deadlines. · Requires the ability to resolves field-initiated questions. · Requires understanding of construction contracts, retention, releases. · Requires the ability to interact with all levels of personnel and customers. · Must possess strengths in verbal and written communications; ability to adapt communications/presentations and deliver clear and concise reports and analysis to senior management. · Requires ability to meet deadlines and work in a structured corporate environment. · Requires the ability to be self-motivated and work independently with minimal supervision. Also requires high degree of ethics and integrity. · Requires ability to maintain confidentiality of all company and customer information. · Excellent critical path construction scheduling experience. · Must have renovation experience. · Thorough understanding of industry and urban Metro markets. · Excellent math and accounting skills and attention to detail. · Intermediate Excel abilities. · Strong management and leadership skills. · Functions effectively as part of a team. · Ability to develop or maintain relationships with consultants. · Ability to maintain discretion and confidentiality at all times. · Excellent time management and organizational skills. · Strong decision making/problem solving skills. PHYSICAL REQUIREMENTS: Performance of the required duties will require physical ability to climb permanent and temporary stairs, passenger use of construction personnel hoists, ability to climb ladders and negotiate work areas under construction. Specific vision abilities required by this job include close vision, peripheral vision, depth perception, and the ability to adjust focus. Performing this job requires use of hands to finger, handle, or feel objects, tools or controls, sit, talk and hear, stand, climb, balance, stoop, kneel, crouch, or crawl. Employee must occasionally lift and/or move up to 75 pounds. While performing the duties of this job, the employee regularly works on-site at the construction work site where the employee is exposed to moving mechanical parts; high precarious places; fumes or airborne particles; outside weather conditions and risk of electrical shock. The noise in these work environments is usually moderate to very loud.
