Job Description


This position ensures smooth facilities operation on a 7 day/24 hour basis for multiple business facilities and residential properties.  Some trouble shooting of HVAC, electrical and plumbing systems are essential as are coordination and some direct provision of janitorial duties.  Responsible for being first point of contact for building(s) security alarm notifications.  The purpose of the job is to ensure a comfortable and safe working environment for the clients, employees, and visitors of Trilogy. Manages communications between the janitorial including maintenance person, clinical teams and administrative departments and maintains professional and efficient relationships.  Adopts a client-centered and trauma-informed services approach in interactions with clients.


  • Performs regular walk-throughs of all business locations and residential properties to identify potential safety hazards and maintenance needs.
  • Prioritizes the needed actions and organizes Facilities’ team schedule to complete necessary tasks.
  • Performs minor plumbing & electrical repairs
  • Prepares monthly reports on work order completion
  • Is responsible for the safe storage, organization, & maintenance of supplied needed to facilities operation and the loss prevention of materials including tools, hardware and janitorial supplies.
  • Coordinates & assists in snow removal and lawn care at all owned sites
  • Supervises & maintains the building grounds of 1400 including parking lot, sidewalks, & flowerbeds.
  • Develops & maintains routine maintenance schedule for all agency-owned vehicles which includes repairs, scheduled maintenance, washing & detailing.
  • Monitor HVAC system operation, make adjustments to ensure peak operation by performing simple maintenance tasks (filters, cleaning, thermostat adjustments, minor lubrication & mechanical adjustments, etc.)
  • Responds to reports of plumbing problems or electrical problems by identifying source of problems & intervening either directly or by contacting vendors & coordinating cost effective repairs& replacements.
  • Responsible for regulating heating, ventilating, & air conditioning systems to provide temperatures appropriate to the season & to ensure economical usage of fuel, water & electricity
  • Assists in identifying and resolving facility compliance issues related to ADA, CARF, DMH, & OSHA requirements, fire code issues, building code requirements, and compliance with Trilogy standards.
  • Ensure that all equipment maintenance schedules are established and followed, e.g. fire extinguisher, building alarm systems, HVAC, fire systems, elevator, etc.
  • Maintain fire protection systems and equipment
  • Maintains information about basic structural data, including the location of fire equipment, water main, sprinkler shutoff valve, gas main, fuse box or circuit breaker, and heat controls of all Trilogy-owned sites


  • Must have received or be willing to receive the COVID-19 vaccination and booster by the date of hire to be considered.  Proof of vaccination required.
  • High School Diploma/GED required.
  • Minimum one-year property management (including electrical) experience required
  • Must have basic understanding and working knowledge of City of Chicago Building codes, OSHA, IEPA, NEC Regulations, etc.
  • Supervisory experience preferred
  • Handyman experience preferred
  • Excellent verbal and written communication skills
  • Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals.
  • Ability to write routine reports and correspondence.
  • Ability to effectively present information and respond to questions from groups of managers, clients, customers, and the general public.
  • Ability to apply concepts of basic algebra.
  • Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form.
  • Ability to read, analyze, and interpret technical procedures or governmental regulations.
  • Ability to write reports, business correspondence, and procedure manuals
