Trek Development Group is Hiring a Leasing Specialist Part-Time Near Pittsburgh, PA

The Leasing Specialist will have responsibility for activating the Hospitality Covenant directly to the residents, prospective residents, and team members at TREK residential properties. This role is responsible for showing and leasing apartments, participating in the move in and move out process, administering and monitoring the lease renewals, participating in marketing/ advertisement; social media and providing administrative support to the Community Manager for a variety of property related tasks. They will adhere to the company’s Mission Statement and ensure the site follows all regulatory requirements.

Essential Functions:

  • Be a driving force of the Hospitality Covenant and invite residents to sign and live out the three practices, sharing in the quality of life for all 
  • Greet prospects and completes guest card according to established procedures.
  • Demonstrate community and apartment/model and apply product knowledge to prospective resident needs by communicating the features and benefits; close the sale.
  • Update availability report, process applications for approvals. (i.e., credit check, rental history, etc.) Submit processed applications to the Property Manager for approval. Follow up with applicant regarding status.
  • Update lease renewal information and process all renewals within 90 days of the lease expiration, based on the pricing provided by the community manager.
  • Be a driving force for tenant retention.
  • Communicate with the Service Techs to ensure apartments are ready for move in on the agreed date. Conduct an inspection with the Service Tech to verify it meets standards.
  • Pre-qualify prospects. Secure deposit in accordance with the company procedures and Fair Housing requirement. Follow up with any qualified applicants who did not lease and attempt to close again. If unable to help prospect, refer them to sister communities.
  • Develop relationships with residents to understand their needs and aspirations. Connect residents to the network by inviting to Network Night, an affinity circle, mutual support group or pop up activity
  • Support the growth of the Network by inviting, attending, and hosting community Network night, affinity circles, mutual support groups, and resident led initiatives. Attend functions and participate as host for any functions as directed by the Community Manager.
  • Accept rental payments and give immediately to Community/Assistant Manager.
  • Answer phones and greet visitors. Make all feel welcome and that they are important to us.
  • Answer questions for residents about community, repairs, rent, rules, etc. Work closely with the Community Manager on repair follow-ups.
  • Schedule appointments and conduct in person visits as needed. Listen to resident requests, concerns and comments, ask questions for clarity, refer them as appropriate
  • Conduct market surveys and shop competitive communities.
  • Track resident notices and assure notices are delivered on a timely manner.

Knowledge, Skills and Abilities:

  • Operate a telephone, computer, Microsoft Office including Word, Excel, and MS Outlook.
  • Duties require professional verbal and written communication skills and the ability to type 35 wpm.
  • Excellent written and verbal communication skills and customer service skills
  • Knowledge of social media business accounts and ads

  • The person in this position needs to occasionally move about inside the office to access file cabinets, office machinery, etc.
  • Constantly operates a computer and other office productivity machinery, such as a calculator, copy machine, and computer printer.
  • Commutable radius to property 

Education & Experience 

  • High school graduate or GED equivalent, college degree a plus
  • 2-3 years sales and/or leasing experience, residential preferred
  • Experience and proficiency of Microsoft Office
  • Industry software such as RealPage a plus
