Join TotalEnergies Renewables USA, LLC as a Real Estate Managerreporting to our Austin,TX office. This is a new addition to our team as we are strengthening our presence in renewable energies.
We are seeking a seasoned Real Estate and Title professional with experience supporting utility-scale solar, standalone storage, and hybrid projects from its earliest stages through real estate closings at NTP. You will collaborate closely with Developers, Project Managers and supervise the Land Contract Analyst, with the prime function of supporting real estate matters or late-stage projects. This position presents an opportunity for leadership and managing a growing team of real estate professionals.
What You Will Bring:
  • Paralegal Certificate preferred, and Associate's Degree required. Bachelor's Degree is a plus
  • Texas Notary Public certification is recommended.
  • 5-7 years of real estate development paralegal experience working on large-scale land or real estate transactions for a land developer, energy company, utility or telecommunications company, title company and/or real estate law firm. Experience with storage projects a plus.
  • Significant experience in real estate project acquisition and development work, particularly for undeveloped land, and experience with title companies, title policies, and surveys are strongly preferred.
  • A substantial portion of paralegal work must have focused on transactional real estate, land, and title work.
  • Project finance closing experience is a plus.
  • Highly proficient in Microsoft suite programs
  • Strong familiarity with relevant technology and tools such as Google Earth and land management database systems
  • Strong organizational skills and attention to detail
  • Ability to work independently, with minimal supervision, and prioritize tasks
  • Ability to work in a fast-paced and dynamic environment
  • Excellent problem-solving and communication skills
  • Adapt with company growth and evolution

INTERNATIONAL CONSIDERATION:

Activités
  • Assist in reviewing ALTA surveys and title commitments and coordinate resolution of title curative checklist to support financing, closings, and construction, including mineral ownership reports.
  • Draft title curative and other real estate documents for review, including land leases, easements, land option agreements, assignments, subordination and non-disturbance agreements, memoranda and other recordable documents, estoppel certificates, project closing checklists, real estate schedules.
  • Track and organize real estate documents for the Company's portfolio of utility-scale solar projects, in SharePoint
  • Monitor critical action items and scheduled dates and milestones for land acquisitions and related project development and financing transactions.
  • Perform detailed review of title work and surveys to spot and resolve title ownership, land use restrictions, and legal description issues, along with title company requirements, for title policy coverage.
  • Conduct due diligence reviews of landowner agreements and related real estate documents for potential land leasing and acquisitions, project development and financing transactions.
  • Assist real estate transaction team and participate in planning, coordinating, and closing project acquisitions and sales and financings.
  • Assist with any other deal-closing, real estate, or contract related activities as may be required.
  • Work with outside counsel, surveyors, title company and other third-party contractors to complete transactions, including creating scope of services and hiring and evaluating bids and tracking activities and deliverables.
  • Oversee execution of tasks related to managing and ensuring compliance for development projects including but not limited to landowner payments, execution of site control documents, due diligence compliance checks, and ensuring data entry
