Preconstruction Manager

A reputable Louisville construction firm is seeking a Preconstruction Services Manager to join their growing team.

Preconstruction Manager Responsibilities

• Responsible for conceptual, schematic, design development estimates, Guaranteed Maximum Price (GMPs), and Lump Sum bidding.
• Estimating and lead estimating group on design phase cost estimates
• Ability to read drawings and specifications.
• Develop and monitor the preconstruction budget for the project, with a focus on preconstruction recoveries, and provide financial updates monthly or as frequently as necessary.
• Lead and coordinate the full range of Preconstruction Phase activities for assigned projects, including design management, estimating, and procurement. In some cases, may prepare conceptual budgets or estimates based on minimal information.
• Coordinate and direct the estimating, scheduling, and purchasing functions as they relate to the preconstruction phase of project.
• Review and approve assumptions and clarifications.
• Build relationships with clients, developers, architects, engineers and subcontractors.
• Ability to formulate a unit price as needed.
• Write RFI’s to Engineers.
• Proficient in scope analysis, ability to estimate deficiencies as needed.
• Create construction schedule for estimates
• Hard Deadlines, and must be able to multi-task efficiently.

Preconstruction Manager Qualifications:

• Bachelor's degree or equivalent of at least 2 years of formal engineering or architectural training or 10 years of construction experience. If degree'd 4 years can be accounted for your construction experience.
• 2 years of customer-facing relationships.
• Experience with a variety of building construction types.
• Knowledge of accounting, estimating construction costs, purchasing, scheduling, engineering principles, various construction methods, and a general overall understanding of operation of different building systems.
• Strong communication and organizational skills
• Valid Driver License and ability to travel to job sites as needed.
• Experience using Destini, On-Screen, CMiC and Procore

Job Type: Full-time

Pay: $105,000.00 - $135,000.00 per year
