Inuson Inc is Hiring a Preconstruction Manager Near Louisville, KY

Requirements:

  • Bachelor’s degree (BA/BS/BEng/BArch) from College or University in a technical area of study
  • Minimum 5 years of related experience and/or training
  • LEED AP preferred, but not required
  • Manage owner and a/e relationships
  • Demonstrates capability to read, understand and apply standard to moderately complex documents affecting projects, including but not limited to: agreements/contracts, leases, work letters, project charters, surveys and drawings.
  • Computer skills to include proficiency in Microsoft Office, project and pertinent web application skills at an intermediate level; knowledge of Viewpoint is a plus
  • Knowledge of construction processes and terminology
  • Ability to comprehend, analyze, and interpret complex documents.
  • Requires advanced analytical and quantitative skills.
  • Ability to read and understand blueprints
  • Detail orientation sufficient to organize and manage multiple project tasks
  • Possess basic understanding of construction law and generally accepted business practices
  • Strong teamwork orientation, initiative, communication, problem-solving, and leadership skills
  • Proven positive and professional attitude and customer service skills
  • Excellent communication skills; both internal and external
  • Ability to thrive in a fast-paced work environment

Job Duties:

  • Overall coordination of preconstruction efforts on all projects
  • Early Client connections: Understand needs & lead the Customer Expectation process and tracking
  • Spearhead the precon portion of the Plan & Execute Process
  • Assist estimating with hard bid projects (estimate review, constructability)
  • Keep the project tracking up to date
  • Review & understand the Owner contract language – identify key risk areas and manage to them
  • Lead the RFP writing process and provide coordination between marketing and OPS department
  • Relationship building and partnering with Subcontractors and Vendors
  • Lead team meetings to track the project’s progress (preconstruction phase)
  • Lead and Assist OPS team in creating Master project schedules, Phasing plans, Site logistics plans, and other proposal deliverables.
  • Site visits for pre-bid walk through’s, RFP’s and negotiated work
  • Track key precon deliverables going to the Client. Ensure timeliness and accuracy
  • Assist in reviewing and understanding Owner contract language. Assist with negotiations and see thru execution of final Agreements
  • Safety & Logistics pre planning with Superintendent (Site logistics, equipment, unique aspects of the job, ensure proper safety budget is in place)
  • Architect and consultant relationship building
  • Map out profit centers and enhance project fees
  • Lead Subcontractor prequalification process
  • Attend any post mortem or lessons learned meetings to help teams avoid future issues
  • Oversight for estimating team
  • Gain understanding of all special project regulatory requirements (Erosion control, dust control, noise ordinances, etc). Budget accordingly
  • Align necessary team members to maintain high quality of deliverables
  • Report and escalate issues to management when necessary
  • Participate in BIM / VDC process during the precon phase
  • Align actions with company initiatives and goals (EOS L10)
