We are seeking to add an energetic, technically qualified, problem-solving, master of Property Management. The Commercial Property Manager will have the oversight of our Commercial properties in Charleston, providing excellent tenant services and while meeting the owner's financial objectives.

Requirements

Responsibilities of the Commercial Property Manager

  • Provide excellent communication, customer service, diplomacy, and be masterful in conflict resolution skills.
  • Must be highly organized with the ability to quickly pivot between the varied responsibilities of the position.
  • Create, present, and adhere to an annual budget for each property.
  • Serve as a tenant liaison to review and handle tenant concerns through frequent on-site interactions.
  • Create monthly operational management and variance reports.
  • Solicit vendor proposals for maintenance and capital improvements projects.
  • Negotiate vendor contracts and monitor compliance.
  • Oversee the operations of any onsite personnel, roving maintenance technicians or vendors.
  • Oversee the recoverable billings for all tenants in the assigned portfolio.
  • Ensure compliance with OSHA regulations and company safety plans.
  • Make recommendations based on sound business practices to Director of Property Management or Asset Management tenant situations, physical building concerns, and capital improvements.
  • Follow up on collection of insurance certificates for tenants and for current vendors.
  • Work with the Lease Administrator to maintain and update lease files.
  • Review, interpret and analyze lease documents. Be certain all elements are in compliance and enforced.
  • Maintain and update tenant/capital improvement files in accordance with standard procedures.
  • Respond as required during emergency situations (i.e.: Hurricane Management, etc.). Assist in maintaining and updating the Hurricane Management Preparedness Plan.
  • Dispatch maintenance personnel as necessary for work orders and oversee tenant satisfaction and billing of the resulting work.
  • Follow up with tenant rent collections via telephone calls and correspondence when necessary. Coordinate sending tenant default notices and filing appropriate legal documents for collection as necessary for the assigned portfolio with the aid of the Lease Administrator.
  • Assist with collecting tenant data for loan packages when seeking construction and/or permanent financing for new development.
  • Conduct property audits and inspections regularly.

Qualifications of the Commercial Property Manager

  • Must have a minimum of 5 years of experience.
  • Eligible candidate qualifications should include management experience in the following types: office, retail and industrial. CPM or CPM Candidate preferred.
  • College education preferred.
  • Computer skills to include: Working knowledge of MRI, Microsoft Word, Excel, and Share Point.
  • Must be a licensed (or willing to immediately obtain) Property Manager or hold a Real Estate License with SC Real Estate Commission.
  • Possess strong accounting and administrative skills.
