Title: ASSISTANT PROPERTY MANAGER

Company Info: CKC Properties, LLC. is a real estate development & management company specializing in commercial and residential projects in Charleston, SC. We have several new projects lined up, so we are looking for a dynamic and energetic team member that will focus on marketing and managing our short- and long-term properties. The ideal candidate will be a reliable, well organized, and detail-oriented self-starter who has strong interpersonal skills and is able to work with many different people, while also motivated to accomplish tasks that need to be done individually. The goal is to ensure that all properties are properly maximized and maintained, and residents and guests are satisfied with the services we provide.

The position available is the same roll the property manager you will be assisting was in 6-months ago. CKC believes in promoting our own and this position provides the ability to grow within our company quickly.

Job Type: Full-time (40 Hours/week)

Training Schedule will be Sunday to Thursday 10am to 5pm. After completion of training program, the General Hours will be Sunday to Thursday 10am to 5pm with ongoing communication through our platforms, as well as after-hours calls (accounting for additional 5 hours of pay). The weekly schedule will include working one weekend day and some holidays, depending on workload due to the workflows of the Hospitality Industry.

Job Requirements:

  • Technologically Inclined – must be able to use Microsoft Office and Google Suite programs, as well as our online booking platforms (AirBnB, VRBO, Hostaway).
  • Excellent communication skills – must be able to effectively communicate with guests and team members.
  • Strong organizational and time management skills.
  • Excellent interpersonal and conflict resolution skills.
  • Have a reliable form of transportation and cell phone.

Compensation:

  • $20/Hour During Probationary Period (Initial 90-days)
  • $50,000 Annual Salary (after 90-day probationary period)
  • $100/month cell phone and gas allowance (after 90-day probationary period)
  • Health Insurance or Health Stipend (after 90-day probationary period)

Job Responsibilities:

  • Communication: Clearly and positively communicate with potential and incoming guests. Effectively communicate with cleaning staff, maintenance personnel, and other team members to properly turnover and maintain the vacation suites. Build and sustain positive relationships with current, incoming, and prospective tenants. Address and resolve resident's questions, concerns, and complaints in a timely manner. Ensure tenants are adhering to the rules and regulations stated in their leasing documents.
  • Leasing and Turnovers: Utilize our management software to list available properties, respond to rental inquiries, conduct property tours, process applications, and prepare and execute all applicable leasing documents and deposits. Accurately maintain tenant accounts. Oversee all apartment turnover operations, including completing inspections, scheduling and managing vendors, and processing all related paperwork.
  • Property Oversight & Inspections: Inspect site locations daily and maintain the exterior of the properties by ensuring garbage areas are orderly, pools are clean of debris, and overall common areas are neat. Turnover vacation rentals units and schedule cleaners, conduct move-out and post cleaning inspections, and change door codes as each guests checks out/in.
  • Maintenance: Respond to and oversee the timely and successful completion of maintenance requests. Communicate with independent contractors on all maintenance needs to ensure problems are resolved in an efficient manner for our guests and tenants. Conduct a follow up to ensure work was completed to their satisfaction. Consistently implement policies that serve to ensure well-maintained properties, including but not limited to coordinating pest control, landscaping, preventive maintenance, and other contracted services.
  • Inventory: Conduct weekly inventory checks and communicate ordering needs from cleaning staff to Property Manager.
  • Creative Marketing: Create marketing content and assist with maintaining our social media accounts. Brainstorm ideas on how to further market our product.
  • Financial: Ensure all lease obligations are fulfilled by the residents including rent payments, fees, and assessed charges. Properly maintain records of bookings through our platform and communicate with our bookkeeper as needed.

Job Type: Full-time

Pay: $50,000.00 - $55,000.00 per year
