SPB Hospitality Career Center is Hiring a Construction Project Manager Near Atlanta, GA

Job Summary 

The goal of the Construction Project Manager is to deliver completed projects on schedule while meeting development budgets and quality expectations. Construction Project Manager shall report to the Vice President of Development.

A. PRINCIPAL DUTIES

  • Project Manager, as Clients authorized representative, shall coordinate with the consultants and the Contractor, and its subcontractors for the activities and responsibilities necessary to complete all work as may be required by Owner in accordance with the Owner’s objectives of time, cost, and quality. In all phases of the Project, Project Manager shall communicate clearly to Owner, act as Owner’s Representative for the Project, and serve in an efficient managerial capacity avoiding duplicative efforts of other professionals under contract with Owner.
  • In addition to managing and coordinating all of the work of the Project on behalf of the Owner, Project Manager shall also be specifically responsible for the following:

a. Due Diligence Phase: Project Manager shall review land purchase or lease agreement and all due diligence reports. Project Manager shall solicit consultants and vendors to perform due diligence as necessary to supplement reports as approved by the Vice President of Development and include results in Summary report. 
b. Construction Document and Permitting Phase: Project Manager shall manage all Owners consultants and vendors preparation and permit submittal of Construction Documents and obtain all permits necessary for the project in project related timeframes. Project Manager shall prepare, and update budgets or estimates of the Cost of the Work. 
c. Bidding/Negotiation: Project Manager shall bid project to list of qualified General Contractors as approved by the Owner. Project Manager shall prepare bid package, coordinate bid addenda, receive and qualify bids, provide bid summary and make recommendation of award to Owner. 
d. Construction Management: Manage construction process consistent with Owner’s objectives, and the requirements of Owner’s contract with Contractor, Architect’s design and the Construction Documents. Provide regular reports on construction process to Vice President of Development on form approved by Owner. Make regular site visits to monitor construction progress and ensure schedule and costs.

  • Project Manager shall insure that Architect and/or Contractor has filed all of the required documentation with relevant governing authorities and procurement of all related approvals as may be required to carry out the work.
  • Throughout the Project, Project Manager shall conduct and attend weekly Project meetings, in person, telephonically, or electronically as required by the stage of Project. Where necessary, Project Manager shall produce and transmit meeting minutes or comments directly to Owner in addition to those created by Architect and/or Contractor. Meeting minutes and notes created by Project Manager shall not be a duplication of the efforts of the Architect or Contractor.

B. Cost Control

  • Prepare and manage Project Cost Budget using form approved by Owner. Cost shall include all Owner consultants, vendors and contractors for all phases of the project.
  • Process on behalf of Owner and consistent with provisions of Owner’s contracts with Architect and Contractor, respectively, changes in the Work as they occur and incorporate Owner approved changes into budget update.
  • Process and manage all project invoices.
  • Advise Vice President of Development of any deviation from the approved budget immediately upon discovery and in writing.
  • Identify cost variances between actual, budgeted or estimated work.

C. Scheduling

  • Prepare and manage Project schedule using form approved by the Owner and Owners third party electronic Project tracking system. Schedule shall include all phases of the project starting with Lease /Land Purchase execution through construction completion. Monitor and consult with Vice President of Development on enforcement of the schedule as the Project progresses. Immediately identify variances between schedule and probable completion dates, and work to eliminate cause of any delay.
  • Review schedule of work not started or incomplete and recommend to the Owner and contractors' adjustments in the schedule to meet the completion date. Provide summary reports of each update, and document all changes in the schedule on a monthly basis with the pay application submittal.
  • Schedule and conduct regular progress meetings.
  • Review all special or non-standard work or installation with the Owner, architect, and appropriate consultants to avoid any conflicts or delays in Project completion.

D. Project Meetings

  • Schedule, attend and coordinate progress meetings with Owner, general contractor, architect, and engineers as necessary to discuss such matters as project updates, procedures, progress, problems, and scheduling.
  • Attend all scheduled Owner, Architect, Contractor meetings.

QUALIFICATIONS

  • Ability to maintain explicit communication with Operations throughout the duration of each individual project to ensure a successful turnover.
  • College Degree in relevant field required, (Architecture, civil engineering, construction management).
  • 5-10 years of Restaurant construction experience in ground up & conversions.
  • Experience with managing multiple construction projects simultaneously preferred.
  • Planning, scoping, and execution of remodels, conversions, and renovations.
  • Cross functional knowledge and management/leadership skills relative to due diligence and entitlement aspects of specific projects.
  • Ability to read and interpret architectural and engineering drawings.
  • Self-starter and must be able to work autonomously.
  • Working knowledge of negotiating techniques, methods and practices.
  • Strong analytical / financial skills.
  • Computer knowledge of Excel, Windows, and other design and development programs such as Procore.
  • Location: Remote Position but ideally Atlanta or Southeast of United States
  • Travel Requirements: 75% travel to existing and future markets.
