Project Manager
Responsibilities
· Review and understand contract documents
· Review, prioritize, and shift duties as necessary to complete requests by urgency level.
· Maintain digital and physical copies of project documents.
· Maintain Drawings and Specifications for assigned projects.
· Request and track required insurance and licensing documentation from subcontractors. Updated daily to allow project team to access most current information.
· Create commitments and ensure they are reviewed and approved by the project team before transmitting.
· Review commitment change orders approved by the project team before transmitting.
· Follow up on commitments and commitment change orders to ensure they are returned in a timely manner.
· Ensure executed commitments and commitment change orders are processed in both Procore and Spectrum on a timely basis.
· Review Owner potential change orders approved by the project team before transmitting.
· Field phone calls from subcontractors, vendors, and design team members and direct to appropriate project team members.
· Review and reconcile Retainage Checklist for PM and SPM approval. Obtain all necessary approvals before providing register to Accounting. Perform monthly audit on submitted checklists.

· Physical ability to climb permanent and temporary stairs
· Passenger use of construction personnel hoists
· Ability to climb ladders and negotiate work areas under construction
· Specific vision abilities required by this job include close vision, peripheral vision, depth perception, and the ability to adjust focus
· Use of hands to finger, handle, or feel objects, tools or controls, sit, talk and hear (bells, whistles, etc.), stand, climb, balance, stoop, kneel, crouch, or crawl
· Occasionally lifting and/or moving up to 50 lbs.
Work Environment
While performing the duties of this job, the employee regularly works on-site at the construction work site where the employee is exposed to moving mechanical parts, high precarious places; fumes or airborne particles; outside weather and risk of electric shock. The noise level in the work environment is usually moderate to very loud.
