Perennial Properties is Hiring an Assistant Construction Manager Near Atlanta, GA

Perennial Properties is looking to add an Assistant Construction Manager (ACM) to our growing development team! The right professional has keen organizational skills and is detail oriented; has experience in and a fundamental understanding of building practices and building design; has a passion for the built environment and contributing to its creation; is a self-starter and motivated to dig deep into pursuing answers and acquiring or creating solutions; takes pride in the quality of their work and feels comfortable implementing quality control strategies in the built environment; enjoys wearing many different hats and being a team player; and enjoys working with people and building consensus with our partners.Whether at the corporate office or field office, this is an entirely in-person position with time spent learning from and building personal relationships with those on our team. Furthermore, the position sometimes requires working non-traditional hours to meet project needs.

RESPONSIBILITIES AND ESSENTIAL DUTIES

  • Lead project document management and project controls (e.g., design drawings, specifications, submittals, and samples).
  • Help implement QA/QC procedures for construction documents such as reviewing design documents for completeness, incorporation of Perennial products and standards, and coordination of various design disciplines.
  • Assist with project start-up including obtaining permits and licenses and providing owner oversight during jobsite mobilization.
  • Assist in conducting cost analysis and estimating for a range of project types, from ground-up multifamily developments to commercial interior buildouts.
  • Scope, solicit, and review subcontractor and vendor bids and quotations.
  • Assist in developing and updating the overall project schedule in consultation with the general contractor and scheduling consultant.
  • Manage construction submittal process including reviewing submittals for compliance with contract documents; managing submittal and procurement with subcontractors/vendors; tracking submittals with procurement schedule; developing complete submittal log.
  • Assist in reviewing and managing project RFIs, change orders, and other project documents.
  • Conduct regular construction site visits to document construction progress and represent Perennial in providing owner oversite of the job site with special attention to ensuring quality control, project cleanliness, and project safety.
  • Perform owner punch walks and work with subcontractors to execute the punch list in accordance with project schedule.
  • Assist in reviewing and validating pay applications.
  • Work with state and local jurisdictions, utility companies, and other public/private entities to secure permits and inspections.
  • Prepare field reports, create meeting agendas, collect meeting minutes, etc.
  • Assist in project turnover and acceptance from construction team.
  • Facilitate project coordination meetings (designers and consultants, general contractor, subcontractors, vendors, building department officials, etc.).
  • Maintain Perennial’s design standards and specifications.

KNOWLEDGE, SKILLS & ABILITIES

  • Ability to perform work accurately and completely, and in a timely manner.
  • Fundamental understanding of building practices, preferably in commercial or multifamily construction.
  • Competency in reading and inferring information from construction drawings and specifications across multiple disciplines.
  • Strong organizational, analytical, business, and interpersonal skills.
  • Above-average computer skills including proficiency in MS Office Suite and Excel, in particular. Competency in workflow management tools a plus.
  • Competency in reading budgets and financial reports.
  • Ability to interact and develop strong relationships with vendors, architects, consultants, subcontractors, etc.
  • Excellent oral and written communication and interpersonal skills.
  • Ability to build relationships and collaborate within a team, internally and externally; ability to facilitate conflict resolution.
  • Ability to manage and prioritize multiple tasks at once.
  • Self-motivated self-starter who is willing to go down rabbit holes on their own to learn new information and skills to achieve whatever is required of them.
  • Can operate independently with guidance but little oversight; knows when to ask questions and when to dig a little deeper on their own.
  • Takes pride in their work.
  • Maintain a professional image.
  • Means of transportation required for local travel between office, jobsite, etc. Valid driver’s license and vehicle car insurance are required.

GENERAL RESPONSIBILITIES AND EXPECTATIONS

  • It is the team member’s responsibility to continue to develop and refine their skills to improve performance in their position and to be eligible for a promotion.
  • Maintain a professional image. Represent the Company in a professional manner while on-site and off-site during business-related functions.
  • Develop and maintain strategic relationships within the construction communities.
  • Accept tasks that benefit the Company and assist in meeting and exceeding goals.

EDUCATION AND EXPERIENCE

  • Bachelor’s degree in construction management, engineering, or related field.
  • In lieu of the above requirements, equivalent relevant experience will be considered.
  • One to two years of prior constructed-related experience.
