Job Skills / Requirements

Job Summary: This position is primarily responsible for the operations, the maintenance, and the fiscal management of a "Class A" portfolio of office properties in the Jacksonville, FL area. This position requires daily interaction with the tenants, team members, and third-party vendors and investors.

Primary responsibilities will include:

  • Manage day to day operations of the portfolio.
  • Lead customer service and tenant retention.
  • Conduct weekly property inspections for compliance and aesthetics.
  • Budget preparation and management.
  • Monthly reporting.
  • Manage the administrative and engineering staff in the portfolio.
  • Strong organizational and analytical skills.
  • Administering vendor relationships and contracts, focusing particular attention towards delivering the highest level of client service on-time and on-budget.
  • Serving as the point-of-contact for all property management staff, including providing resources, support and training.
  • Interfacing on a daily basis with internal accounting staff while assisting in systematizing processes between property management and accounting divisions.
  • Ensuring compliance with the terms of client management agreements.

Requirements:

  • Minimum 10 years of experience in commercial property management.
  • Four year college degree, Real Estate or Business majors are preferred.
  • Ability to organize and manage multiple tasks in a calm and proficient manner while working in a fast-paced environment.
  • Exceptionally effective communication skills, demonstrated in both writing and conversation.
  • Experience in proposal/bid preparation and contract negotiation is essential to this role.
  • Demonstrable interpersonal and relationship building skills, including the ability to work effectively in teams.
  • Acute attention to detail and accuracy, with extremely high standards for excellence.
  • Strong familiarity with Microsoft Office Suite including Excel and Word.
  • Experience using Yardi property management software is preferred.
  • Experience working with lenders and receivers is a plus.
  • RPA and/or CPM are preferred.
