Adecco has partnered with our client of 10 years in the hire of a Senior Commercial Property Manager to be based in Jacksonville FL managing 1 Commercial Class A Office Asset with 680,000 SQ FT, (36 Story High Rise )

Title: Senior Commercial Property Manager

Location : Jax FL

Compensation: - $100-$105K 10% Bonus.

Reporting Structure: Reports to Regional Portfolio Manager

*** Please note - We are not seeking residential or retail experience*** Class A Office or Industrial Experience highly preferred.

The ideal candidate must have a minimum of 7 years of experience working in commercial assets:- C omfortable with complex financial knowledge on properties (CAMS, leases, opex budgets, variances, reforecast, accruals, monthly/qtrly financials, reconciliations, AR etc). Experience with Class A Office is a plus.

Sr. PM would be overseeing this BUSY office building and work with 5 Engineers to include 1 Chief Engineer - remote APM support available.

Responsibilities include:

Establishing and maintaining positive relationships with tenants, vendors, and contractors

Preparing financial reports including monthly and quarterly management reports

Oversight of vendor service contracts and provide leadership direction to the staff.

Oversight and direct management of tenant and vendor work order system for assigned portfolio Oversight for receivables. Work with accounting and lease administration teams

Main POC for tenants. Anchor Tenant in house (4 Floors of 36 Floors). 85% Occupancy.

Bidding of maintenance and service contracts

Presenting portfolio updates to executive leadership and clients as requested

Develop and manage annual operating and capital budgets

Work with the inhouse Construction Team on small tenant build outs

Yardi, Kardin (Budgets), Building Engines are the 3 platforms.

Position requirements:

7 years experience in commercial property management. CPM, RPA or other Property Management designation a plus

Bachelors degree preferred but not required

Experience with Commercial Class A office property management systems including Yardi, MRI

Strong Financial Aptitude at a granular level Understanding of property accounting with experience in classifying property expenses
