MAJOR FUNCTIONS:

The Head Maintenance Worker is responsible for all renovations, adherence to safety codes and management of physical plant emergencies. She/he is also on call 24/7 and is responsible for daily maintenance activities, the functions and upkeep of the facility.

SPECIFIC DUTIES & RESPONSIBILITIES:

  • Daily house run to assess condition of the facility relative to agency standards and determine areas of concern.
  • Ongoing maintenance of plumbing, electricity, heating and wiring.
  • Responsible for emergency and minor repairs to be completed in a timely fashion.
  • Assist in resolving problems associated with all facility and grounds services including: HVAC, Electrical, Plumbing, janitorial, conference rooms, work stations, including interior and furnishings, fixtures and other facility components, as directed.
  • Responsible for responding to resident work orders in a timely fashion.
  • Responsible for ensuring apartment/living quarters are well maintained and clean.
  • Inspects apartments/living quarters and corrects deficiencies prior to arrival of new residents.
  • Perform carpentry work as needed.
  • Perform repairs and scheduled preventative maintenance work for facility systems including lighting, HVAC, mechanical, electrical, and plumbing, and support the client as needed.
  • Painting and maintenance of facility, both inside and out.
  • Maintain inventory and prepare purchase orders for maintenance and housekeeping supplies in a timely fashion.
  • In accordance with Program Director, responsible for compliance with all applicable regulations, codes and standards.
  • Completes housekeeping tasks and cleaning of facility at direction of supervisor.
  • Responsible for training new maintenance & housekeeping staff.
  • Provide direct oversight of residents assigned to maintenance job functions (OASAS Certified Residential Programs only).
  • Attend regularly scheduled staff meetings.
  • Attend all required in-service training seminars.
  • Participate in quality improvement activities.
  • Ensure peak performance and 100% availability of the facility systems.
  • Respond to emergency calls and rectify.
  • Establish a safety program and build a safety culture.
  • Other relevant duties as assigned.

REQUIREMENTS: EDUCATION/TRAINING AND EXPERIENCE KNOWLEDGE, SKILLS AND ABILITIES

  1. High School Diploma or G.E.D required
  2. Minimum of four (4) years’ experience in a New York City building, preferably, in a residential social service setting.
  3. Must have a valid NYC Fire Department Certificate of Fitness. 
    1. Candidates lacking this certificate must be able to obtain this minimum standard within six (6) month’s probation period.
  4. Knowledge of general HVAC, plumbing, electrical, and carpentry skills are required for success in this position.
  5. Proficiency with computer operation (Microsoft Word, Excel and Outlook programs).
  6. Must be able to work a flexible schedule.
  7. Position requires on call availability.
