We are a privately owned investment company located in Saint Paul, Minnesota. We deal mostly in commercial real estate with interests in office space, retail space, and residential leasing.

We are looking for a Senior Property Manager to manage three or four commercial properties located in downtown Saint Paul. The Property Manager provides management, direction, and leadership to ensure the property is maintained and operated in accordance with company objectives. This is a full time position.

Duties and Responsibilities:

• Understand, manage and oversee all operations including maintenance, capital improvements, lease administration, budgeting and marketing.
• Provide professional customer service and communication to our tenants and prospects to enhance customer satisfaction and increase retention, revenue, reputation and profitability.
• Develop, mentor, lead, and manage a high-performing, cohesive team, including leasing, customer service, maintenance and management personnel, in order to maximize their engagement and minimize turnover.
• Establish and maintain industry contacts and relationships in the property's marketplace through involvement in trade organizations, property management associations and networking opportunities with vendor outreach and peer groups.
• Support the company’s philosophy, goals and adhere to policies.
• Responsible for ensuring that all operate within OSHA (Occupational Safety & Health Act) standards and company safety policies at all times.
• Identifies appropriate contractors, define the scope of work and gain bids from vendors.
• Oversees maintenance program consisting of maintenance supervision, inspections, and monitoring work orders.
• Collect outstanding payments
• Enforce the lease terms with the tenants
• Ensure timely vacancy turnaround
• Review payables and invoices for accuracy.
• Fulfill tasks as requested

Skills and Experience:

• Previous property management experience, at least 2 years.
• Excellent Microsoft Excel and Word experience.
• Must possess organizational skills, the ability to multi-task, and work independently.
• Must have a professional demeanor.
• Must possess a good work ethic.
• Fully understanding property management and its financial aspects
• In depth knowledge of all rules and regulations surrounding property management
• Customer focus and bottom line orientation
• Interpersonal savvy with strong communication skills
• Excellent time management skills
