Sand Companies Inc. is Hiring a Marketing and Operations Manager - Property Management Near Saint Paul, MN

Sand Companies, Inc. in St. Paul, MN, is looking for an individual to work as the Marketing & Operations Manager for our Property Management Department. This position oversees a team and is an exempt position with a full benefits package. The hours will be generally between 8:00 a.m. to 5:00 p.m., Monday thru Friday.

JOB SUMMARY:

Administer and oversee all operations, training, marketing and leasing activities for the residential communities. Coach and train new and existing Associates on workflows/procedures related to property management, integrated software systems, sales and marketing.

ESSENTIAL FUNCTIONS:

  • Administer Yardi and be the primary Yardi liaison and system administrator for the functions including, but not limited to, security, core elements, automated tasks/functions, imports/exports, GL Accounts, integrations, etc.
  • Implement and oversee all training for Regional Property Managers, Property Managers, Leasing Assistants, accounting staff and other users, in Yardi or other programs used by the management and maintenance teams.
  • Maintain and update the property management operating policies and resident handbooks.
  • Design, manage and review the branding, design or responsive websites, social media, reputation management, SEM/SEO strategies and any other print and digital related marketing materials for Sand and Sand managed properties.
  • Provide guidance and recommendations to development team on new property development including unit mixes/types, rental rates, absorption and amenity development.
  • Conduct advertising performance and market analysis and make recommendations to the Director of Operations.
  • Promote local search and search engine optimization, management and updates to local listing.
  • Collaborate with the Regional Property Managers and Property Managers on marketing strategies for each rental community as well as implementation.
  • Manage, monitor and evaluate social media and reputation management to ensure content is cohesive with branding standards and goals.
  • Update content and photos on Sand website, property websites and listing sites. Maintain property photos, logos, etc. for Sand. Assist with obtaining photos during lease-up and as needed.
  • Monitor the market and implement rent increases, incentives, special programs, place advertisements and manage an effective lease renewal program.
  • Oversee initial lease-up and onboarding of new rental properties and complete and/or review all weekly and monthly property reports, i.e. traffic, market, leasing, and financial analysis. Analysis the market and bring recommendations to the owners during lease-up.
  • Oversee and manage reasonable accommodation requests from residents and train staff on rules, policies, practices and services on affording persons with disabilities and equal opportunity to use and enjoy their unit and common areas.
  • In some instances, perform the duties of a Regional Property Manager to assist when needed.

  • Sales Skills - Ability to sell/market, and negotiate with potential/existing residents, third party owners and outside contractors.
  • Training & Development - Skilled in the use of techniques and strategies required to deliver training material in-group and one-on-one settings.
  • Building Business Partnerships - Using appropriate interpersonal styles and communication methods to work effectively with business partners (e.g. peers, financial partners, cross-sector partners, external vendors and associates, etc.) to meet mutual goals and objectives; builds networks to obtain cooperation without relying on authority.

EDUCATION REQUIREMENTS (In lieu of Other Requirements):

Associates or B.A. Degree in Communications, Marketing or Public Relations

OTHER REQUIREMENTS:

Minimum of three (3) to five (5) years of marketing experience. Must have demonstrated knowledge in residential management, rental laws and leasing.

Ability to work with and train other staff on software programs.

Ability to drive and travel to properties as needed, occasional overnight travel.

OTHER CONSIDERATIONS:

Ability to accept directions and priorities from the Director of Operations and reliably follow through on tasks.

Ability to have outgoing and positive interaction with the team, residents, vendors, and applicants.

Ability to teach, train and support others.

Ability to work independently with little supervision.

Assists and performs other duties as requested/required.

PHYSICAL DEMANDS ANALYSIS:

Summary

The Marketing Manager works primarily indoors in a temperature controlled environment but occasionally is exposed to outdoor weather conditions. This position requires ling periods of sitting and computer use, frequent verbal and written communications and listening skills.
